Job Summary: Working directly under our Regional Managers, these energetic managers eagerly jump in to serve our communities and their staff. They assist with training, provide support by filling in where needed, and work on delegated tasks from their regionals. This is a leadership role where having a team oriented service driven mindset is a must. Essential Duties & Responsibilities: • Oversee daily operations of apartment communities across their region, ensuring effective management of budgets, resident concerns, and compliance with regulations for affordable properties., • Must be willing to commute between properties, traveling on a daily basis between locations, occasionally staying overnight depending on distance and duration of trip across region., • Assist with budget preparation. Audit ledgers as needed., • Communicate key property, personnel, and resident issues to the regional manager, overseeing vendor work, analyzing systemic property issues, and resolving escalated concerns., • Provide strategic leadership, performance coaching, and succession planning., • Prepare properties for inspection by state, syndicator, among other inspections. Assist with cures and ensure all inspections are closed out., • Travel to all properties within the portfolio, conducting site visits, attending property inspections, and assisting with interior unit inspections., • Support property managers in accurate paperwork filing and compliance deadline management., • Attend regional and home office training and conferences as required., • Work with new hires and provide training to property managers., • Work directly with regional to accomplish assigned tasks as needed., • Must be a hands on lead by example leader, • Analyze operational data to drive performance improvements., • Assist in conducting weekly team meetings, quarterly in person meetings, assist with budget preparation. Conduct on site visits on a quarterly basis in conjunction with the regional manager., • Make regional manager aware of any employee, resident, property, health or safety issues in a timely manner., • Uphold FWM standards of curb appeal, conduct self in professional manner with staff, vendors, and residents., • Ensure consistent policy implementation across all sites., • Partner with HR on staffing plans, performance management, and training initiatives. Required Qualifications: Experience: • 5 to 7 years of LIHTC experience within property management., • LIHTC Knowledge and experience Experience: • Must be capable of walking and standing for extended periods in all weather conditions. #LI-SB1
