Job DescriptionJob Description: Facilities Manager Part-Time Hourly (approximately 30 hours/week) Key Responsibilities We are seeking a reliable and skilled Facilities Manager is responsible for the day-to-day maintenance, operation, and overall condition of the buildings, grounds, and physical assets. This role ensures facilities are safe, functional, well-maintained, and compliant with applicable regulations while coordinating with contractors, service providers, staff, and projects efficiently, while at the same time focusing on cost-effectiveness. This person performs a wide variety of repair, maintenance, and improvement tasks. The ideal candidate is hands-on, detail-oriented and able work independently to keep properties safe, functional, and well maintained. This role is ideal for a self-employed professional who takes pride in quality workmanship, reliability, and efficient problem-solving This is an approximately 30 hour work week job during Spring, Summer and Fall and less during the winter months during off season. • Manage day-to-day operations of facilities, including buildings, utilities, grounds, and equipment, • Perform general repairs and maintenance including plumbing, electrical, carpentry, drywall, painting and basic HVAC tasks, • Maintain exterior areas light landscaping, pressure washing, sprinkler repairs, etc, • Respond to maintenance requests and prioritize work orders, • Maintain tools, equipment, and a clean and organized work area, • Work collaboratively with staff, board members, user groups and community members, • Ensure compliance with health, safety, environmental, building regulations & local codes, • Coordinate and oversee projects with vendors, contractors, and service providers, • Conduct regular inspections of facilities to identify issues and improvement opportunities, • Manage and maintain security, waste management, harbor deicers, etc., • Respond promptly to emergencies and facility-related incidents, • Maintain accurate records, reports, and documentation, • Provide weekly status reports to Community Manager, • Develop and implement preventive maintenance procedures to minimize downtime and extend the life of equipment and facilities, • Enforcement of facilities and other areas throughout community, • Ability to communicate clearly regarding scope of work, timelines and completionQualifications & Experience, • Experience in buildings, facilities or property management a plus, • Trade certification or formal training, • Experience working in residential communities, HOAs or commercial properties a plus, • Knowledge of building systems (HVAC, electrical, plumbing, fire safety), • Must have experience working with various power tools, • Must be skilled in carpentry work, • Experience with negotiations, cost control and project management, • AA or BA degree and/or experience in related field, • Proficiency in MS Office and comfortable working with other various software tools required, • Must have hands-on experience in general maintenance and repair, including basic carpentry, plumbing, painting, and electrical work, • Practical problem-solving and decision-making ability, • Ability to manage multiple facilities/areas within the community, • Excellent communication and interpersonal skills, • Reliable and capable of working independently or following specific directives with strong attention to detail and follow-through, • Ability to work well under pressure with the ability to manage timelines and deadlines, • Ability to create good working relationships with contractors, vendors, community members, board members and co-workers, • Ability to be flexible with changing priorities and manage multiple priorities and deadlines, • Strong leadership and team management skills when working with contractors, vendors, service providers, hired workers, etc, • Knowledge of facilities management software and/or RFP software a plus, • Must be comfortable driving a Polaris and an electric Pack-MuleWorking Conditions, • May require on-call availability for emergencies, • Saturdays required (Spring, Summer, Fall), • Job is on-site in Fire Island Pines with indoor & outdoor responsibilities, • Perform reasonable range of motion such as bending, stooping, standing, climbing ladders and lifting 50 lbs. to complete physical tasks related to responsibilities, • Must be able to perform work in a variety of weather conditions, • At least 4 days a week during Spring, Summer & Fall, less hours/ days during winter months, • Saturdays may be required during season (April-October)Benefits Flexible hours based on workload Ferry Transportation Parking permit Annual bonus No health insurance
