Building Service Engineer Job purpose We are looking for an experienced Multi Skilled Engineer with a HVAC and mechanical or electrical bias, to provide and maintain a high level of building maintenance support to our client. You will be part of a team of multi-skilled technical support staff that ensure that the service provided meets the contractual requirements and complies with all relevant regulations and laws, as well as supporting other service streams on the contract when necessary, to maintain service delivery and quality of service as per our contract with a pro-active approach, to carry out any duties that are within your capabilities, and to assist with any other reasonable requirements as directed by your line manager. You will assist in supervising contractors and sub-contractors and ensure compliance with all statutory obligations. You should be capable of having a flexible approach to work and working hours (subject to the EU Working Time Directive), with a pro-active and positive approach to work. You will be expected to effectively prioritise your own workload whilst assisting other engineers/staff with their duties as required, being aware of the business continuity plan for the part of the business you work in. You should have strong knowledge and be able to undertake all facets of maintenance, reactive and chargeable works / installation requirements as required, in line with the scope of the contract. The Building services engineers will be responsible within the site team to ensure that all the electrical and mechanical aspects of the site perform safely, effectively and efficiently. All assets should be maintained in accordance with the O&M Manuals, alongside compliance with all Health & Safety Legislation and Company Policy (fire regulations, COSHH, safe working practises, PPE etc). You will also be expected to ensure all building fabric elements are functional and operational within design parameters, carrying out reactive repairs within agreed response and rectification times. You shall ensure all reactive calls are closed out in line with contractual time scales or extended under the contract agreement. Ensuring all compliance documentation, files and auditing tools are maintained. You will also be expected to anticipate, diagnose and repair faults, recording accurately on work sheets and computer-based system, and complete any ADHOC duties assigned. You will be responsible for ensuring equipment and plant/rooms/services are kept clean, safe, and secure. The ideal candidate will have time served apprenticeships with the relevant qualification. You should be committed to the delivery of excellent customer service. You should have a good understanding of current Health & Safety legislation and building Statutory Compliance and be able to apply this to the role. It is essential you can carry tools and equipment by hand of up to 20kg, be able to ascend/descend vertical access equipment, work at heights, are available to join a call out rota, and hold a full UK driving license. Job objectives and responsibilities • To ensure the company Health and Safety policy is always adhered to, along with any other relevant company policy or procedure., • To carry out Planned Maintenance and reactive tasks for all mechanical and electrical engineering and fabric related tasks on the Contract, and undertake engineering and fabric reactive duties as required and instructed, ensuring daily, weekly, monthly, Quarterly, 6 Monthly and Annual checks are completed as per Key Performance Indicators (KPI's.) & SLA's (Service Level Agreements), • Support the whole contract team during normal working hours and outside of normal working hours as required., • Support to carry out all repair tasks as dictated by Facilities team., • Attend call outs/breakdowns, carry out fault diagnosis, repair or advise as required to support the On-Call Engineer., • Be available to carry out necessary works outside normal hours with additional remuneration., • Advise Client of additional works and compile estimates through the correct quoting process. Identifying opportunities for additional chargeable / project works, and implementation of works, following the relevant authorisation., • Procure materials and equipment to carry out works, basic appliance failure investigation, source and order of parts and repair if possible through the Manager authorisation., • Carry out Porterage duties when required., • Carry out plumbing tasks such as: repairing and unblocking and treating of toilets/ showers / sinks etc., • Installation of TV and other related IT equipment etc as required., • Scheduling your workload to ensure all works are completed on time and in line with KPIs, or following the correct procedure to extend jobs as required., • When required to manage, review or plan in works carried out by contractors, to ensure Quality, Safety, Health and Environmental (QSHE) standards are always met and complied with; undertake monitoring as necessary., • Attend training as required to enable you to carry out your duties to the best of your ability; and to undertake any other training requirements to benefit the contract and upskill yourself., • Ability to develop excellent working relationship with both internal and external stakeholders and the on-site team, to communicate at all levels and confident in building relationships., • Trade qualification required like apprenticeship in HVAC/mechanical/electrical level 3 or equivalent. ., • Flexible and adaptable in approach as well as solution focussed as workload dictates., • Communicates effectively, respectfully and positively with all key stakeholders., • Demonstrates excellent time management to set priorities and meet deadlines., • Have the ability to multitask and react positively to changing priorities, as per the nature of this role, and prioritising to meet KPIs., • Window based Programmes (requires good PC skills), including Microsoft Office, Excel, Word, PowerPoint and Adobe., • Strong interpersonal skills, both written and vocal., • Professional Certificate in Health and Safety (ISOH or NEBOSH) is desirable (Training may be provided in these areas)., • Literacy and numerical skills., • Organised and demonstrates excellent time management skills., • Proven background in a similar environment will be essential., • Knowledge of the FM Hard Services industry will be advantageous., • Experience in client interaction will be advantageous., • Experience of CAFM systems is advantageous., • Microsoft Package experience., • Trade qualifications will be essential., • Knowledge of statutory compliance within the industry is advantageous., • Founded in 1987 Mitie is the UK's leading facility management and professional service company across 147 different nations, looking after 2,500,00 assets for our customer., • Our promise is simple: we work to deliver the exceptional, every day.
