    Full-time
    Enfield

PROPERTY CONSULTANT – SALES & LETTINGS Belvoir Enfield | £28,000 basic + uncapped commission | OTE £45,000+ We don't want someone who waits for business to come to them. We want someone who goes out and gets it. We're a small, ambitious estate agency in Enfield and we're looking for a seriously driven Property Hunter to join us and help grow both our Sales and Lettings business. Your job objective will simply be: Find opportunities. Meet people. Win instructions. Grow your pipeline. And if you're good at it, we're hoping you'll generate so much new business that we'll struggle to keep up! THIS IS A DUAL SALES & LETTINGS ROLE You'll be talking to homeowners and landlords every day. Someone might want to sell. Someone else might be thinking about letting. Another might be considering selling their rental property. A landlord might need help with one property today and full management of their portfolio tomorrow. We want someone who sees the opportunity in all of it. You'll be responsible for: • Carrying out residential sales valuations and lettings appraisals, • Winning new sales instructions, • Winning new landlord instructions and growing our managed portfolio, • Generating your own valuation and appraisal opportunities, • Following up leads and turning conversations into appointments, • Building relationships with homeowners, landlords, investors and local contacts, • Identifying opportunities within our existing database and applicant base, • Developing your own network of people who can introduce you to future business, • Keeping a close eye on properties coming to market and landlords entering or leaving the rental market, • Advising clients honestly on pricing, presentation, marketing and strategy, • Identifying when a sales client could become a lettings client — and vice versa, • Working with landlords to understand whether self-management, let-only or full management is right for them, • Building relationships that generate repeat and referral business, • Working closely with a small team to turn new instructions into successful transactions, • Helping us grow our presence across Enfield and North London WE'RE LOOKING FOR A HUNTER We don't need someone who needs to be told what to do every morning. We're looking for someone who sees a quiet afternoon and thinks: "Right. Who can I speak to?" You might spot a house that's been on the market with another agent for months. You might notice a landlord advertising a property themselves. You might have a conversation with a buyer who tells you they're thinking of selling. You might reconnect with someone you valued six months ago who wasn't ready then. That's the job. Spot the opportunity. Start the conversation. Build the relationship. Win the business. We're looking for someone who: • Is naturally competitive and motivated by results, • Loves winning business, • Is confident asking for the instruction, • Doesn't take rejection personally, • Is persistent without being pushy, • Can build genuine relationships with people, • Is commercially minded, • Is organised enough to manage a growing pipeline, • Has the confidence to pick up the phone and make things happen, • Understands that follow-up is where a lot of business is won, • Wants to build a reputation in the local property market, • Is just as comfortable talking to a £500k homeowner as a landlord with a large portfolio, • Wants to earn more by producing more EXPERIENCE You may already be a Property Valuer, Lister, Senior Negotiator or experienced Sales or Lettings Negotiator. Or you may be a good negotiator who knows you're capable of taking the next step. We're interested in ability, attitude and results, not just job titles. You need to understand residential property and be confident dealing with clients. Sales experience is important. Valuation experience would be a big advantage. A full UK driving licence is required. WHY BELVOIR ENFIELD? We're not a massive corporate estate agency where you'll be one person in a large machine. We're a small team with big ambitions, and what you do will genuinely make a difference You'll have the freedom to develop your own business, your own relationships and your own reputation. We're part of the Belvoir and TPFG franchise network, but we're very much a local business. We care about our clients, we care about property and we're interested in doing things differently. Our focus is Enfield and North London, including Winchmore Hill, Southgate, Palmers Green and Hadley Wood, with a growing interest in the higher-value residential market. We're not trying to be the biggest agent. We want to be the agent people remember, recommend and want to work with. WHAT'S IN IT FOR YOU? £28,000 basic salary Uncapped commission with OTE of £45,000+ And importantly, there's no ceiling on your earnings. If you bring in more business, we want you to earn more. You'll also get: • A genuine opportunity to make your mark in a growing business, • A role with real autonomy, • Sales AND lettings — so plenty of opportunity to generate income, • Strong marketing support, • The backing of an established brand, • The opportunity to build your own local network and reputation, • A role where your results are noticed and rewarded SO, ARE YOU A GO-GETTER?

King Khawaja Angels is the newly-launched property management and concierge arm of King Khawaja Investments LLP, registered in Mayfair. We're building something from the ground up — a boutique lettings and concierge brand delivered by a team we call our "Angels," backed by AI-driven client communication tools. There is no existing client book to inherit — this is about sourcing, pitching, and closing deals entirely from scratch. A different way of working This is a hybrid role — part remote, part field. We're breaking away from the conventional office model in favour of something more flexible and fluid. You'll stay connected with the team through regular Zoom calls and informal catch-ups at convenient spaces — a local café, lounge, or hotel — to stay aligned on the latest developments. You'll also have exclusive use of our Old Bond Street office to entertain clients for meetings and signings, giving you a prestigious Mayfair address to close deals from. We're not looking to become another high street estate agent. Our vision is to build the biggest virtual lettings management and concierge service in London — and become the market leader in this field. This is not a conventional job. There is no basic salary. This is an opportunity for someone entrepreneurial who wants to build a client base, earn serious commission, and grow with a brand from day one. Who we need • A strong-minded, self-driven individual — not someone looking for a 9-to-5, • Comfortable with the uncertainty and grind of an early-stage venture, • Willing to put in the work to build relationships and win landlords from scratch, with no existing clientele to fall back on — every deal starts from zero, • Experience in lettings/property management preferred, but mindset matters more than CV, • Someone who understands that building something worthwhile takes hustle before it pays off What you'll do • Build a landlord client base from the ground up — sourcing, pitching, onboarding, • Manage the full lettings lifecycle: tenant sourcing, referencing, compliance, renewals, • Represent the brand with a concierge-level standard of service, • Help shape the operational backbone of the business as it scales, • Complete autonomy to steer the business in the direction you believe will drive its success — this isn't a role where you follow a script, it's one where you help write it Rewards Commission-based: 40% for your first 12 months, or your first 25 landlords onboarded — no ceiling on what you can earn • 28 days holiday, • Your birthday off, every year, • Travel opportunities as the business grows, • Training and professional development support, • A genuine seat at the table in a founding team — real equity in the brand's future, not just a job title If you're looking for safety and a guaranteed paycheque, this isn't for you. If you're looking to build something and be rewarded properly for it, we want to hear from you. Love Khawaja's Angels 12 Old Bond St, Mayfair

Architectural Revit Technician (Point Cloud / Scan-to-BIM) Breakthrough Planning Ltd • Stoke Newington, London (N16) • Full-time, permanent • £30,000–£36,000 depending on experience About us Breakthrough Planning is a planning consultancy specialising in complex and ambitious cases. We work with developers, project managers and property investors across the UK on schemes that require careful strategy, well-argued design and a considered approach to planning risk. Every proposed scheme begins with an accurate model of the existing property, which is the foundation this role provides. The role We are seeking an experienced Revit Technician to produce clean, accurate as-built Revit models from point-cloud scans of residential and small commercial buildings. The models produced in this role form the basis on which our architect develops each proposed scheme, meaning accuracy, consistency and turnaround have direct influence on project outcomes. The role is hands-on and modelling-focused, suited to a candidate who takes pride in producing precise, dimensionally reliable work at pace. You will work closely with our architect within a small team, where the contribution of each model to the wider project is clearly visible. What you’ll be doing • Registering and cleaning raw scan data (Autodesk ReCap, Leica Cyclone or similar) ready for modelling, • Converting point clouds of residential and small commercial buildings into accurate as-built Revit models, typically to LOD 200–300, • Building and editing Revit families to capture the character and detail of period and domestic properties (bays, dormers, mouldings, chimneys, etc.), • Producing clean 2D outputs from the model — plans, elevations and sections — that our architect can work straight from, • Working to survey tolerances so models are dimensionally reliable, • Maintaining consistent standards and dependable turnaround across multiple jobs, • Liaising with the architect and wider team to ensure models capture what is required Software and technical skills Essential • Autodesk Revit — strong, day-to-day proficiency, including creating and editing families, • Confident working from point cloud data and tracing it accurately into Revit geometry, • Autodesk ReCap (or Leica Cyclone / equivalent) for registering and preparing scan data, • Producing 2D drawings and sheets (plans, elevations, sections) from a Revit model, • Solid understanding of Level of Detail (LOD 200–300) and working to survey accuracy / tolerances, • Good BIM/CAD file hygiene — sensible naming, worksets, and use of templates Desirable • AutoCAD for DWG import/export and 2D tidy-up, • SketchUp, • Any experience producing presentation visuals — e.g. Revit’s rendering, Enscape, Twinmotion or Lumion — is a bonus, though the core of this role is accurate as-built modelling rather than design visualisation, • Any survey or laser-scanning experience (not essential — you will mostly work from existing point clouds) What we’re looking for • At least 6 months’ hands-on experience in point-cloud-to-Revit work, • Fast and accurate, with the ability to produce clean as-built models efficiently, • Confident registering and processing raw scan data independently, • Methodical, with a strong eye for detail and organised working practices, • Experience with residential/domestic buildings is a real plus, • Communicative, reliable, and easy to work with, • Eligible to work in the UK Details • Location: on-site at our office in Stoke Newington, London (N16). This is an in-office role so you can work closely with the team. Occasional remote working is available when needed., • Hours: 30–40 hours per week, permanent, • Salary: £30,000–£36,000 per year, depending on experience Our recruitment process Our process is designed to be transparent, straightforward and practical: 1. Share your CV and a few examples of point-cloud-to-Revit work (or a portfolio link)., 2. CV review — we will review your CV and experience, and get in touch if it looks like a good fit., 3. Short introductory call — approximately 20 minutes to discuss the role and get to know each other., 4. Practical task — if we are both happy after the call, we will send a sample point cloud similar to those you would work on in the role. Convert it to Revit as accurately as possible, with particular attention to the exterior, and screen-record the process (Loom, OBS or equivalent). Return the model and recording via Dropbox, Google Drive, WeTransfer or any equivalent file-sharing tool. We review applications as they come in, so early applicants are encouraged. About the practical task The task mirrors the real work and is an opportunity to demonstrate your workflow, accuracy and speed. We are looking for the candidate who produces the most accurate model in the least time, with the fewest mistakes. The screen recording allows us to see your process, not just the finished result.v
