Job Description SDK ApartmentsSM is seeking a full-time Director of Operations to provide strategic oversight and operational optimization for a geographically diverse, multi-asset-class portfolio of multifamily residential properties. Reporting to the COO, this role is responsible for driving revenue growth and profitability, operational efficiency, and overall productivity, with a direct impact on resident satisfaction and employee engagement. This is an onsite position based in Ridgewood, NJ with regular travel to portfolio properties throughout our Northeast and Mid-Atlantic footprint. About the Position As our Director of Operations, you will… • Demonstrate behavior aligned with SDK values in all internal and external interactions., • Partner with executive leadership to ensure portfolio financial health; develop operating budgets and financial plans focused on revenue and Net Operating Income growth; maximize occupancy., • Set and monitor property performance goals, track key metrics, and adjust strategies to optimize results., • Build scalable operational frameworks with strong emphasis on leasing, marketing, and resident experience to drive financial performance, operational excellence, and resident satisfaction and retention., • Foster a culture of excellence and accountability by leading, mentoring, coaching, and developing a high-performing regional and property management team and identifying future leaders., • Collaborate with the Director of Maintenance on property improvement initiatives that enhance asset value and resident satisfaction., • Maintain clear communication and expectations with Regional and Property Managers to drive revenue, control expenses, manage risks, uphold company policies, meet resident experience standards, and empower employees to achieve their full potential., • Ensure full compliance with regulatory and legal requirements and proactively mitigate portfolio risk., • Prepare portfolio and property reports; develop management and operational strategic plans; lead annual, quarterly and monthly financial and operational performance reviews; analyze trends and recommend solutions., • Continuously evaluate operational policies and procedures, particularly in leasing, marketing, compliance, and property technology (including evaluation and use of artificial intelligence), to drive efficiency., • Serve as the escalation point for major resident relations concerns and emergency response coordination., • Develop targeted training programs to support team skill development and career growth., • Stay current on industry standards, legislation, and best practices impacting property management and Company operations., • A minimum of Bachelor’s degree in Business, Real Estate Management or related; blend of education and relevant experience may be considered; Master’s of Business Administration a plus., • A minimum of 15 years of progressively responsible multifamily property management with demonstrated multisite and multistate experience; additional experience managing commercial properties is a plus., • A minimum of 8 years of direct team management and portfolio management of at least 3,500 units., • A minimum of 5 years of experience driving leasing and marketing for similar-sized portfolios; multi-site and multi-state experience required., • Proven expertise in driving portfolio expansion and optimizing property operations., • In-depth understanding and knowledge of property management best practices and laws that govern the multifamily industry., • Exceptional project management, negotiation, interpersonal, presentation and communication skills., • Demonstrated experience designing and implementing portfolio-wide programs that improved resident satisfaction, enhanced workflow efficiency, and delivered measurable operational gains., • Past experience leading property acquisition analysis, transaction due diligence and post-acquisition operational integration strongly desired., • Budgeting, forecasting and financial acumen., • Exemplary discretion, sound judgment and decision-making abilities., • Strong organization, and leadership skills, with patience and ability to train others., • Proficiency in RealPage, MS Office Suite, and related technologies., • Valid driver license and ability to travel for business purposes. Job Description Preconstruction Project Manager (Commercial Solar) Location: Hawthorne, NJ About the Role: We are seeking a Preconstruction Project Manager with experience in C&I distributed generation solar EPCs to support our expanding portfolio of commercial renewable energy projects. The Preconstruction Project Manager (Precon PM) is responsible for managing the full preconstruction lifecycle. This position requires strong technical understanding of solar PV systems, excellent communication skills, and the ability to coordinate cross-functionally with Engineering, Construction, Procurement, and Finance. The Precon PM reports to the Director of Preconstruction and must be located near Hawthorne, NJ with hybrid flexibility and travel to job sites as needed. Key Responsibilities: RFP Management & Technical Review • Review and interpret drawings, specifications, geotechnical reports, surveys, and contract documents., • Develop a comprehensive understanding of project scope, contract requirements, risks, and deliverables., • Lead the full preconstruction lifecycle: kickoff, Q&A, clarifications, addenda review, and submission coordination., • Perform detailed quantity takeoffs, material counts, and system component validations., • Collaborate with Estimating to validate scope, phasing, and manpower projections., • Develop complete and normalized bid comparisons (bid-leveling) and perform subcontractor/vender descopes., • Build and maintain cost databases, benchmarking tools, and historical cost libraries., • Collaborate closely with Engineering and Procurement to analyze multiple design options and provide value-engineering recommendations (racking, modules, inverters, electrical topology, structural considerations, etc.) based on codes, AHJ requirements, equipment availability, and constructability., • Manage the entire subcontractor RFP process, including distribution of bid packages, NDAs, clarifications, evaluations, and award recommendations., • Prequalify subcontractors and maintain updated capability, cost, and performance records., • Coordinate with racking vendors and geotechnical/pull-testing providers to obtain required data prior to bid., • Coordinate with utilities to evaluate interconnection requirements, timeline, fees, and scope impacts., • Research permitting requirements, zoning constraints, and local code amendments for each jurisdiction., • Engage with AHJs to understand inspection sequences, fire code constraints, and design requirements affecting project cost., • Develop preliminary construction schedules in partnership with Engineering, Construction, and Project Management., • Identify permitting, interconnection, structural, geotechnical, supply-chain, and schedule-driven risks., • Create bid-level risk logs and mitigation plans., • Prepare early project budgets and establish financial control frameworks., • Set up preconstruction documentation in Procore, including bid packages, submittal logs, and scope definitions., • Lead internal page-turn and handoff meetings to ensure smooth transition from estimating to execution teams., • Lead lessons-learned sessions post-project and drive implementation of recommendations., • Review actual cost data from completed projects to refine estimating accuracy., • Track subcontractor field performance feedback and incorporate into future bid strategies., • Identify process inefficiencies and propose creative, practical solutions to improve organizational performance., • 3+ years of preconstruction, estimating, or project management experience at a Solar EPC (C&I DG preferred)., • Experience with subcontractor tendering, bid-leveling, and contract negotiation is required., • Experience developing or reviewing solar PV designs (electrical, structural, civil) is strongly preferred., • Bachelor’s degree in Construction Management, Engineering, or related field preferred., • Strong proficiency in Microsoft Excel (advanced functions), MS Office, and MS OneNote preferred., • Experience with Procore, Bluebeam, Smartsheet required., • Ability to prioritize and manage multiple concurrent deadlines., • Strong organizational, data-entry, and project management skills., • Clear written and verbal communication with strong technical documentation skills., • Exceptional note-taking, retention, and follow-through abilities., • Analytical mindset with strong mathematical and problem-solving skills., • Understanding of NEC solar PV requirements (Articles 690, 705, etc.) preferred., • Ability to perform basic structural and electrical design reviews., • Natural curiosity, ownership mentality, and a drive for continuous improvement., • Competitive Salary, • Performance-Based Bonuses, • Employee Referral Bonuses, • Matching 401(k), • Health, Dental, and Vision Insurance, • Health Reimbursement Account, • Life, AD&D, Accident, Disability, and Critical Illness Insurance, • Paid Time Off and Paid Holidays, • Employee Discount Program, • Paid Time Off and Paid Holidays Applicants must be authorized to work in the United States without the need for current or future employment sponsorship.
