Job DescriptionSuperintendent - Luxury High Rise Condominiums Superintendent - Seaview Position Overview The Superintendent is responsible for the safe, reliable, and efficient operation, maintenance, and repair of the the luxury high rise condo property and its building systems. This role leads on-site maintenance staff and contractors, implements preventive maintenance programs, oversees major repairs and capital projects, manages life-safety and building automation systems, and ensures compliance with applicable codes and regulations. The Superintendent serves as the primary point of contact for building systems performance, tenant service requests, and emergency response to minimize downtime and protect asset value. Key Responsibilities • Lead daily building operations and supervise maintenance staff, vendors, and contractors to ensure high standards of service and safety., • Develop, implement, and manage preventive maintenance programs for mechanical, electrical, and life-safety systems., • Operate, troubleshoot, and maintain HVAC systems including chillers, boilers, rooftop units, and associated controls., • Manage refrigeration systems and ensure EPA refrigerant handling compliance (EPA 608)., • Oversee boiler operation, water treatment, chiller operation and maintenance, and steam system care., • Monitor and maintain Building Automation Systems (BAS/BMS) and DDC/PLC controls to optimize comfort and energy use., • Maintain low- and medium-voltage electrical systems, distribution equipment, and perform safe work coordination with qualified electricians., • Manage generator and emergency power systems, automatic transfer switches (ATS), and UPS systems to ensure reliable backup power., • Coordinate with elevator service vendors for maintenance, inspections, and basic troubleshooting support., • Inspect, test, and coordinate maintenance of fire alarm, fire suppression/sprinkler, and other life-safety systems., • Oversee plumbing systems, domestic hot water systems, pumps, sump systems, backflow prevention, and water treatment chemistry., • Perform pipefitting, welding, carpentry, masonry, concrete repair, roofing repairs, faade/window/glazing maintenance, painting, and surface restoration as needed or coordinate qualified trades., • Implement energy management and metering strategies, monitor utility consumption, and support utility billing analysis., • Use CMMS/work order systems (e.g., Yardi, Archibus, FMIS) to manage work orders, preventive maintenance tasks, and asset records., • Prepare scopes of work, estimate and oversee capital projects, manage construction supervisors, and close out punchlists., • Read and interpret blueprints, plans, and equipment manuals; ensure projects meet specifications and code requirements., • Ensure compliance with local building codes, NFPA standards, OSHA safety requirements, ADA accessibility, and other regulatory obligations., • Develop and enforce jobsite safety programs, conduct safety training, and participate in incident investigations., • Serve as the primary emergency response leader for building incidents and after-hours issues, including on-call duties and coordination with emergency services., • High school diploma or equivalent required; technical degree or trade certification (HVAC, electrical, mechanical) preferred., • Minimum 7 years of commercial/residential building experience with at least 3 years in a supervisory or lead role., • EPA 608 certification for refrigerant handling required., • Valid boiler operator license or proven experience with boiler operation and water treatment preferred., • Proven experience with chiller operation and maintenance., • Strong knowledge of Building Automation Systems (BAS/BMS), DDC/PLC controls, and energy management strategies., • Experience with low- and medium-voltage electrical systems, generators, ATS, and UPS systems., • Working knowledge of fire alarm and fire suppression systems, life-safety standards, and NFPA codes., • Familiarity with elevator coordination and basic troubleshooting procedures., • Experience with plumbing systems, backflow prevention, pumps, domestic hot water, and water chemistry., • Knowledge of pipefitting, welding, carpentry, roofing, faade/window maintenance, and experience managing those trades., • Proficiency with CMMS/work order systems such as Yardi, Archibus, or FMIS., • Experience in vendor and contractor management, capital project estimating, and construction supervision., • Ability to read blueprints, plans, and technical manuals., • Strong knowledge of OSHA jobsite safety requirements and experience implementing safety programs; OSHA 10 or OSHA 30 preferred., • Valid drivers license and ability to respond to on-call emergencies; ability to work flexible hours., • Excellent communication, problem-solving, organizational, and leadership skills., • Ability to perform physical work, lift heavy items, and work at heights as required., • Preferred: certifications in HVAC/R, boiler operation, energy management, LEED or similar sustainability credential, and prior experience with utility billing/consumption analysis. - For this position, you must be currently authorized to work in the United States without the need for sponsorship for a non-immigrant visa.
