Multi Site Property Manager General Summary The Property Manager is responsible for leading, managing, and holding accountable the on-site property management team to ensure operational excellence, exceptional resident satisfaction, and strong financial performance across a portfolio of multifamily residential properties. This role oversees daily operations, quality control, compliance, and capital project execution, ensuring properties are maintained to brand standards and regulatory requirements. This role requires financial knowledge, strong leadership, and hands-on on-site management experience to ensure all properties remain safe and in excellent condition. The Property Manager is accountable for supervising office personnel, driving team performance, and delivering consistent, high-quality service that ensures resident satisfaction. KEY ACCOUNTABILITES • Portfolio Level – Lead, Manage, and Hold Accountable, • Quality Control of Resident Satisfaction, • Turn Quality Control, • Ivalua Order Management, • Curb Appeal / Lobby / Amenity Inspections, • Building Registration Compliance, • Non-Payment Legal Action Management, • Financial Reporting, • Curb Appeal Capital Project Execution Essential Job Function / Responsibilities: Leadership & Supervision • Provide direct supervision and guidance to on-site Resident Service Coordinator(s) and Assistant Property Managers, holding teams accountable for service quality, professionalism, and adherence to company standards, policies, and procedures., • Oversee daily operations, including work order resolution, unit turn quality, building conditions, and financial management., • Evaluate building expenses based on unit volume, building complexity, and service demands, and report on budget variances., • In collaboration with the General Manager, design and implement an ongoing training program for property management staff., • Conduct regular skill assessments and performance evaluations; identify individual development goals., • Deliver hands-on coaching, including guidance on SOP adherence, customer service, and technical troubleshooting., • Ensure customer service is delivered with professionalism, urgency, and courtesy, supporting overall resident satisfaction and retention., • Collaborate regularly with Maintenance Managers to resolve high-impact resident concerns, service delays, or repeated deficiencies., • Utilize maintenance survey feedback and system data to identify service gaps, implement improvements, and elevate the resident experience., • Conduct routine property inspections to verify compliance with building presentation, safety, and maintenance and turn standards., • Plan and execute approved capital projects to enhance curb appeal, ensuring timely completion and budget adherence. Financial Reporting and Ivalua Management • Track and report on maintenance-related costs and all other controllable expenses, and promptly communicate any variances or concerns., • Assist in the creation of budgets and capital planning forecasts., • Manage requisition activity in Ivalua., • Maintain properties in compliance with federal, state, and local regulations including OSHA, EPA, local building codes and registrations., • Promote a safety-first culture and enforce health and safety policies across all maintenance operations., • Comply with industry legal requirements, including Fair Housing laws, and support team adherence to all relevant regulations., • Serve as a resource for after-hour building emergencies, especially as relates to resident communication., • Proficiency with property management and work order systems (Yardi, HappyCo preferred)., • Proficient in Microsoft Office and other relevant platforms; Yardi experience preferred., • Demonstrated team leadership and staff development experience, with the ability to coach, mentor, and drive performance across multiple properties., • Strong working knowledge of property management systems, financial management, and budgeting., • Familiarity with residential building systems including HVAC, PTACs, boilers, plumbing, electrical, life safety, roofing, elevators, parking lots/structures, facades, pools, appliances, and general construction., • Experience in developing, improving, and enforcing residential policies, including creation of SOPs and hands-on staff training., • Proven analytical and organizational skills, with the ability to assess operational trends, identify deficiencies, and implement practical, creative solutions., • Excellent communication skills, both written and verbal, with the ability to convey information professionally and clearly across all levels., • Strong time management skills and the ability to effectively manage multiple priorities and projects simultaneously., • Ability to mitigate life safety risks, support regulatory compliance, and ensure that building conditions meet resident and staff needs., • Comfortable providing day-to-day support to Maintenance Managers while holding office teams accountable for standards, documentation, and outcomes.
