In this role, the Residential Facilities Maintenance Coordinatorwill develop, plan, and oversee the purchasing and maintenance requirements of OPWDD (Office of Persons With Developmental Disabilities) leased and owned facilities. (12 group homes and the Amityville program HQ.) This includes follow through on all purchases and maintenance to completion. The incumbent will be responsible for ensuring that OPWDD planned and emergency maintenance requests are completed in a timely manner, including, but not limited to, purchasing necessary supplies, completing the work, seeking external assistance if needed, and entering said work into the Agency work order system. Responsibilities: • Ensure, from planning to completion, the effective and efficient operations of facility maintenance and purchasing for the OPWDD program., • Perform maintenance and repair work that includes plumbing, carpentry, light electrical, painting, HVAC, masonry and related crafts., • Respond to emergency needs of the residences during assigned and after hours, on a timely basis., • Liaise with Agency Purchasing and Facilities Administrators when working with Building Crafts Mechanics on OPWDD projects and initiating capital expense work projects and bid process., • Participate in OFPC Fire Safety and State Audits. Ensure timely completion of noted deficiencies relating to the physical structure., • Adhere to program budget for all purchasing and maintenance projects., • Recommend the hiring of contractors from approved vendors and research new vendors., • Oversee completion of contracted projects to ensure compliance within specifications and quality of workmanship., • Initiate preventative maintenance programs., • Collaborate with Clinical Staff and Residential Management in ascertaining and accommodating residents' current and long-term needs as relates to maintenance, repair work and renovations. Qualifications: • HS Diploma/GED required; some college preferred, • Related facilities maintenance, purchasing, and construction project management experience. Some supervisory experience helpful., • Demonstrated proficiency at the "advanced handyman" level with building crafts including carpentry, plumbing, light electrical, painting, masonry, structural household repairs., • Negotiating skills; cost estimating experience helpful., • Good interpersonal communication skills, • Strong organizational skills, including attention to detail, time management and follow-up ability., • Ability to work flexible hours when necessary is required., • Valid NYS Driver's License Salary: $66,500 - 67,568/yr. Core Work Schedule: 35 hrs./wk., Mon.-Fri., 9a-5p with flexibility to work after hours, and on weekends, as required to address emergencies in the residences. This rate of pay serves as a good faith estimate. Actual pay is based on a number of factors which may include a candidates qualifications, skills, competencies, experience and work location. The salary range or rate listed does not include any differential pay or other forms of compensation, such as the value of benefits, which may be applicable to this position.
