Typical hours are from 8am – 4pm. Some flexibility is required, including scheduled rotating on-call, weekends and evenings. Due to the essential nature of this position, the facilities manager is required to be on-call, as needed. While performing the duties of this job, the employee occasionally works near moving mechanical parts and in outside weather conditions and is occasionally exposed to wet and/or humid conditions. This position reports to the Chief Operations Officer (COO). This position is supervised by the COO. This position supervises Maintenance workers. Essential Duties and Responsibilities: The following bullet points are from the maintenance worker position recently revamped: • Ensures that work sites operate safely and in compliance with OSHA requirements, • Follows established safety regulations, policies & procedures, • Obtains and analyzies quotes from vedors, • Conducts and performs tasks including painting, structural repairs to masonry, woodwork and furnishing of buildings, plumbing and electrical, • Performs ground maintenance activities, including mowing, trimming, wedding, raking, disposal of leaves and debris, • Performs Snow removal activities, including shoveling, plowing, salt, sand, etc, • Assists with implementing a preventive maintenance schedule, • Ability to adjust to work procedures and work schedules to meet production schedules, including availability for special events as assigned, • Works along with other facility/maintenance workers, internally and external contractors to coordinate activities and ensure timely completion of tasks, • Maintains accurate daily log of mileage and gas purchases when using agency vehicles, • Maintains accurate records of jobs completed at each location, • Assist with the agency’s plans, budgets, and schedules for facilities modifications including cost estimates, bid sheets, layouts, and contracts for construction and acquisitions, • Inspects construction and installation progress to ensure conformance to established specifications, • Assists with the oversight of the coordination of building maintenance required to be completed by subcontractor(s), • Requisitions/purchases required tools, equipment (including personal safety equipment) and supplies; updates and maintains a current inventory, • Inspects completed work by other workers for conformance to blueprints, specifications, and standards, • Establishes and adjusts work procedures and work schedules to meet production schedules, including worker availability for special events as assigned; delegates work accordingly, • Suggests changes in working conditions and use of equipment to increase efficiency of work crew, • Analyzes and resolves work problems, or assists workers in solving work problems, • Maintains time and production records. Develops and implements a preventive maintenance schedule, • Primary department, work location and schedule may vary., • Maintain confidentiality, • Comply with the DDD Program Manual, The Arc Gloucester Policies and Procedures Manual and applicable state, local and federal regulations & policies, • Must cooperate and participate in reviews, investigations, and inspections, including but not limited to DHS Licensing and DHS staff., • Complete and maintain required training, • Associates Degree (AA) or equivalent from a two-year college or technical school; or six months to one year related experience and/or training; or equivalent combination of education and experience, • 2 years of related experience and training, including Carpentry, Plumbing, Electrical, HVAC and Roofing, equivalent experience for degree, • Knowledge or experience with supporting individuals with intellectual and developmental disabilities is preferred, • Must have a current, non-probationary driver’s license with 5 points or less, and deemed acceptable to drive by The Arc Gloucester’s liability insurance company, • Proficient in basic computer, math, reading comprehension and verbal and written communication skills, • Successfully pass initial and ongoing State/Federal Criminal Background checks, including but not limited to Fingerprinting, CARI checks, Central Registry checks, MVR and drug screens, • Certified in CPR/First Aid While performing the essential functions of this position, the following are required, with or without reasonable accommodation: • Ability to stand, sit, walk, climb or balance, stoop, kneel, drive, crouch, or crawl for extended periods of time, • Ability to use hands to handle or feel objects, tools, or controls and reach with hands and arms, • Ability to operate a computers, phone and other relevant technology, • Physical duties, including but not limited to carrying, driving, general lifting (at least 50 lbs, occasionally up to 100 lbs.), assisting with transferring and lifting of individuals, pushing and pulling (resistance of at least 50 lbs.), bending, twisting, squatting, cleaning, and climbing stairs, • Ability to hear, taste, smell and vision abilities include close vision, distance vision, peripheral vision, depth perception, and the ability to adjust focus., • Specific vision abilities include close vision, distance vision, peripheral vision, depth perception, and the ability to adjust focus
