The Commercial Laundry Mechanic has overall responsibility for the daily repair and preventative maintenance of industrial textile processing equipment and facility maintenance. Job Description PRIMARY FUNCTION/PURPOSE: The Roving Maintenance Supervisor (RMS) will supervise, assign, and dispatch the maintenance team to make technical and mechanical repairs throughout the Children’s Rescue Fund portfolio, as per work orders. This individual is responsible for ensuring our properties meet CRF’s standards for safety, appearance, and functionality, while ensuring the maintenance of a clean and healthy environment for clients, staff, and volunteers. Overseeing the operation, the RMS will assess and monitor projects for materials needed and establish timelines for completion, maintain supplies in the central warehouse, and record usage and purchases of materials/tools. The RMS will supervise the Maintenance Team in general carpentry, plumbing, electrical, wall board repairs, plastering, painting, cement repairs, cabinets/countertop repairs and replacement, door/door lock repairs, wood, ceramic and vinyl floor repairs, cove and wall base installation, window/glass repairs, flashing of roofs as needed, assigned preventative maintenance duties, and any maintenance tasks not requiring a licensed contractor/vendor. they will also identify safety and risk management concerns related-to the physical needs of the properties; reports and recommends facility projects based on inspection outcome to AVP of Facilities, • In collaboration with the AVP of Facilities and DBO’s, coordinates and monitors facility repairs assigned to vendors, • Diagnose the source or cause of defect or problem, making repairs in accordance with established policies, procedures, safety standards, as well as code requirements, • Supports the facilities in completing major unit repairs, • Develop and follow-up on punch lists, • Follow procedures for procuring materials, supplies, equipment, and tools, • Maintain inventory at adequate levels for the Maintenance Team, • Assist with cost-cutting expense control, utilizing the Maintenance Team for portfolio repairs, • Report excess expenditures and make cost-saving recommendations, • Provides hands-on skills training to direct reports; (WSFSSH) is a community-based organization responding to the need for low-cost housing. Our mission is to provide safe, affordable housing with supportive services within a residential setting that enhances the independence and dignity of each person. WSFSSH develops, manages, and provides social services in housing for low-income persons, especially those who are older, who have experienced homelessness and who live with mental illness. Job Summary Under the direct supervision of the Area Manager, the superintendent is responsible for proper upkeep and maintenance of the building with the goal of providing a safe, well-maintained facility for residents and staff. The Superintendent will carry out all repairs and preventive maintenance tasks within the building and on the grounds. He/she will be responsible to ensure that all maintenance and custodial work is being done properly and in a timely manner. The superintendent will also oversee projects to guide them to successful and timely conclusions. The superintendent must demonstrate a consistent ability to be flexible to the changing daily needs of the community and to prioritize effectively. Additionally, the Superintendent will coordinate and collaborate with all the building and WSFSSH staff to create and maintain an environment of respect and compassion, which enhances the dignity and safety of the residents, staff, and visitors. Please Note: The Borinquen Court/Tres Puentes complex consists of three interconnected buildings – Borinquen Court, Tres Puentes East and Tres Puentes West. Borinquen Court is a 145 unit building constructed in 1981, Tres Puentes East is a 56-unit building constructed in 2018 and Tres Puentes West is a 119 unit building constructed in 2018. The buildings share one common entrance and front desk, but many of the building systems such as HVAC are separate and distinct. This is a full-time position required to be on-site 5 days a week and to respond to emergencies after hours. . Job Duties & Responsibilities Responsibilities include but are not limited to: Specific responsibilities include: • Prepare vacant apartments (within thirty (30) days) for occupancy, • Assure that needed Painting, Carpentry, Plumbing, Electrical, Heating, Ventilation and Air Conditioning tasks (repairs, upgrades, cleaning, basic maintenance) are performed in a competent and timely manner, • Maintain grease traps, • Strip and wax floors, • Perform minor repairs on small appliances, including: roof fans, air-conditioners, stoves, refrigerators, etc, • Implement energy and water conservation projects as mandated by owner/management, • Ensure that all maintenance and custodial work in the building is being done properly and in a timely manner, • The superintendent must submit to management the following:, • Written requests for janitorial, maintenance, and repair supplies when needed., • Superintendent Weekly Report with attached completed work request orders, • Daily maintenance log report, • Janitorial supplies inventory list, • Apartment appliances list with model and serial numbers, • Fire extinguisher and smoke/carbon detector location list, • Exhaust fan location list, • Ensure that all operating equipment is maintained properly and implement procedures in the event of equipment malfunctioning, • Perform preventive maintenance checks on all machinery and report any defects and preventive measures to management; also, monitor, and ensure that proper preventive maintenance tasks are being performed thoroughly as prescribed, and on schedule, • Observe water, electrical meters, and boiler system gauges to ensure proper operation, and report any malfunctions to management, • Assure proper on-site recycling procedures that the building complies with all mandated recycling programs, • Assure that all staff handling garbage follow appropriate procedures and wear protective attire i.e. goggles, gloves, rubber apron, steel toe boots, • Ensure the proper functioning and cleanliness of the compactors chute, • Assist with all code compliance items, with the goal of maintaining consistent and complete compliance with all code requirements. Because the three buildings were constructed at different times, while some inspections cover the entire complex, others are separate and distinct for each building., • Ensure the operations and maintenance of all three buildings are held to the same standard., • Ensure that all glass windows and exit doors are clean and free of obstruction. In addition ensure that doors are self-closing and windows open and close properly, • Ensure that common areas inside and outside the building, are smoke free, clean, and free of hazards, • Ensure that area in front of the building, including sidewalks, are safe and free of graffiti, debris and other hazards, • Ensure that grounds/garden/backyard and parking lot areas are clean, well maintained, and free of debris, • Work as a member of a team to establish and maintain high level of care and respect for and communication with residents, • Work cooperatively with other staff members, • Share information about resident progress, needs, and problems with other staff in accordance with WSFSSH Confidentiality Policy, • Attend training sessions and conferences as required for enhancement of job skills, • Implement emergency procedures as necessary, • Submit all required reports in a complete and timely manner, • At least 21 years of age., • Minimum of 5 years of experience in building maintenance, preferably as a Superintendent, • Experience and/or training in painting, boiler maintenance, electrical, plumbing, air conditioning, small appliance respires and carpentry., • Prefer person holding Sprinkler and Stand-Pipe Certificate, Certificate of Competency from HPD, and a Boiler License.
