No two tanks are alike, so when they need repair, they often pose unique or complicated technical issues. Position Summary The Maintenance Technician will be responsible, under the direction of the Maintenance Supervisor, for the overall day-to-day maintenance of the interior and exterior of their Ashford Community. The incumbent is responsible for the maintenance, repair, and rehabilitation of the community in all areas related to the maintenance operations. Additionally, they must ensure the proper operation of all appliances, heating and cooling units, and light fixtures. It is their responsibility to anticipate, identify, and correct any problems involving the community and to implement processes and procedures that will prevent such issues. Daily responsibilities may include running work orders (electrical, plumbing, HVAC, etc.), appliance repairs, assisting with unit make-ready for future move-ins, pool maintenance/upkeep, and exterior maintenance. In addition, maintenance technicians often must respond to after-hour emergencies. Therefore, being on-call is part of the job responsibilities. Level III HVAC electrician is a seasoned professional capable of handling the most challenging electrical aspects of HVAC systems with minimal supervision. Routes, wires, assembles, and install electrical and electronic components, such as main junction and terminal boxes, main control switch panels, and instrument panels, according to specifications, using jig boards, hand tools, and equipment. Reads work orders, blueprints, and specifications to determine established assembly methods. Mentor junior staff and act as a technical resource. Duties and responsibilities • Prepares work to be accomplished by studying assembly instructions, blueprint specifications, and parts lists, gathering parts, subassemblies, tools, and materials., • Positions parts and subassemblies by using templates or reading measurements., • Cuts wire to lengths specified in drawings, using wire cutters., • Cut plastic sleeves and slip sleeves over wire ends to insulate connections., • Crimps terminal eyelets and lugs to wire ends, using hand or machine crimping device., • Routes, combs, twists, wraps, ties, and attach wire to terminal points using hand tools., • Verifies specifications by measuring completed components., • Connects wiring to accessories, control panels, plugs, condensers, switches, solenoids and installs accessory assemblies in electrical or electronic units using hand tools., • Conducts functional and continuity tests of electrical assemblies, components, wire harness, and plugs, using ohmmeter, test lights, and other electrical testing instruments., • Resolves assembly problems by altering dimensions to meet specifications; notifying supervisors, leads to obtain additional resources., • Keeps equipment operational by completing preventive maintenance requirements; following manufacturer's instructions; troubleshooting malfunctions., • Maintains safe and clean working environment by complying with procedures, rules, and regulations., • Maintains supplies inventory by checking stock to determine inventory level; anticipating needed supplies; placing and expediting orders for supplies; verifying receipt of supplies., • Conserves resources by using equipment and supplies as needed to accomplish job results., • Documents actions by completing production and quality forms., • Contributes to team effort by accomplishing related results as needed, • Mentor and train junior staff, and act as a technical resource Qualifications Required • 8-10 years or more of practical, hands-on experience in HVAC (heating, ventilation, and air conditioning) electrical systems., • Certifications (trade school/college) of HVAC/ Electrical., • A deep understanding of complex HVAC electrical systems, including motors, control systems, distribution systems, and related mechanical equipment, often up to 480 volts AC or DC. This includes proficiency in troubleshooting, diagnostics, and repair of intricate electrical components within HVAC units., • Good hand-eye coordination is the main skill all electrical assemblers must have; putting together the small, intricate parts needed to power devices of varying sizes require impeccable attention to detail., • Electrical assemblers must also be handy with various tools and be versatile., • The ability to fit into a team setting is another good attribute for electrical assemblers., • Must have a Quality Focus,, • Good decision-making skills are important Working conditions Workers are required to wear safety gear, such as safety glasses, gloves, hard hat, leather shoes, long-sleeved clothing or coveralls, flame-resistant clothing if required, a respirator mask or ear plugs. Physical requirements Depending on the materials and equipment involved, team assemblers might experience exposure to loud noise or hazardous fumes, chemicals, oils or particles from various sources, including petroleum products, fiberglass, burning plastics, metal filings, sawdust, paint or industrial cleaners. We have seen rapid growth and are currently hiring an experienced Sr. Commercial HVAC-R Technician to service the Houston area with a minimum of 5 years commercial experience. We are looking for technicians who can assist/handle service and repair of light commercial equipment up to 25-tons. Ideal Candidate Requirements: • Minimum 5-Years Commercial Experience, • Preferred experience diagnosing and servicing split systems and package units, • Preferred experience in refrigeration, electric motors, heating units, hermetic compressors, light commercial furnaces, boilers, burners intake and exhaust fans, economizers, humidifiers, low-temperature application, and controls knowledge., • Preferred experience troubleshooting controls and building automation.
