Job Summary The Multi-Property Common Areas Technician is a multi-site position responsible for maintaining, repairing, and ensuring the cleanliness, safety, and functionality of common areas across assigned properties. Primary duties include grounds upkeep, elevator and hallway maintenance, exterior cleaning, common-area repairs, and routine inspections of shared building systems. This role supports the property maintenance team by ensuring all common areas meet high standards of safety, appearance, and functionality while performing general maintenance tasks as needed. All work must meet service, quality, regulatory, and safety standards. Job Duties/Responsibilities To perform this job successfully, an individual must be able to satisfactorily perform each of the essential duties listed below. Common Area & Grounds Care (Daily Duties): • Courtyard Maintenance (Daily), • Remove all visible pet waste., • Dispose of trash, litter, and general debris., • Ensure all walking paths, seating areas, and gathering spaces are clean, clear, and safe., • Common Areas, • Clean and maintain windows, elevators, entryways, and shared bathrooms., • Sweep, mop, and sanitize floors in high-traffic areas., • Restock restroom supplies as needed., • Perform paint touch-ups to maintain appearance and cleanliness., • Exterior Walkways & Entries, • Keep sidewalks, entrances, and pathways free from litter, leaves, snow/ice (seasonal), and obstructions., • Remove graffiti promptly, as applicable., • Address safety hazards or cleanliness concerns immediately and report major issues requiring additional maintenance or vendor support., • General Maintenance & Repair Duties, • Perform routine inspections, repairs, and preventive maintenance on mechanical, electrical, plumbing, HVAC, and safety systemswithin common areas., • Inspect, repair, or replace common-area fixtures such as lighting, door hardware, railings, carpet tiles, and signage., • Maintain common-area amenities including laundry rooms, lobbies, community rooms, stairwells, mail areas, and outdoor features., • Conduct regular inspections of common area lighting, sprinkler systems, fire prevention systems, and fire extinguishers., • Assist with facility projects and improvements affecting shared or exterior spaces., • Follow preventive maintenance schedules including filter changes in common areas, equipment testing, and seasonal readiness tasks., • Identify and report issues requiring vendor support or capital improvements., • Work Order Management & Resident Communication, • Log and track maintenance activities using the established work order system., • Respond to common-area work orders professionally and within required timelines., • Maintain professional and respectful communication with residents, keeping conversations maintenance-specific and redirecting all non-maintenance topics to Property Management., • Notify Property Management of scheduled maintenance, inspections, or repairs that may impact resident access to common spaces., • Coordination & Collaboration, • Collaborate with trade contractors on major or specialty repair projects., • Work independently across multiple sites, managing and prioritizing responsibilities under general supervision., • Maintain a consistent route and schedule across assigned properties while remaining flexible for emergent issues., • Safety, Compliance & Administrative Requirements, • Ensure compliance with OSHA regulations and the hazardous chemicals program., • Regularly use various communication methods (email, text, phone, etc.) and database practices as required by the position and supervisor., • Perform other relevant duties as assigned by the Property Manager., • Uses appropriate administrative, fiscal, physical, and technical safeguards to ensure the confidentiality, integrity, and security of CCEW client protected health information (PHI), per regulations outlined in the Health Insurance Portability and Accountability Act of 1996 (HIPAA)., • Adhere to company policies regarding resident interaction, directing any non-maintenance-related issues to the Property Manager or appropriate personnel., • As a mandated reporter, follow all procedures outlined in agency policies and procedures to report to the proper agency when there is suspicion and/or confirmation that a child or adult has been a victim of abuse or neglect., • Adhere to the tenets of Catholic Social Teaching and Catholic Doctrine., • Perform as a team member to ensure that productivity outcome measures are achieved., • Perform related functions necessary to support the mission and core values of Catholic Charities. Job Qualifications To perform this job successfully, an individual must meet the minimum qualifications listed below. These qualifications are representative of the knowledge, skill and/or ability required to perform this job. This position requires a skilled and experienced technician who can effectively manage complex duties in maintaining and improving facility operations. Education/Experience: • High school diploma or equivalent required., • 1-3 years of experience in building maintenance or a related field., • Experience working across multiple properties or in a role with travel between sites preferred., • Basic knowledge of mechanical, electrical, plumbing, HVAC, and building systems preferred., • Experience maintaining common areas, grounds, elevators, or shared building amenities highly desirable., • Strong problem-solving skills and attention to detail., • Ability to follow safety standards and work in compliance with building codes., • Excellent organizational and time-management skills., • Ability to safely operate a variety of hand tools, power tools, and maintenance equipment., • Strong knowledge of proper cleaning, sanitation, and building safety practices., • Ability to identify safety hazards and address issues promptly., • Skilled in basic repairs including lighting, flooring, paint, doors, fixtures, and general upkeep., • Familiarity with preventive maintenance practices and inspection routines., • Strong organizational skills with the ability to prioritize tasks across six properties., • Solid communication skills with residents, vendors, and staff while maintaining professional boundaries., • Ability to work independently with minimal supervision, making sound decisions in the field. Certificates/Licenses:To perform this job successfully, • Must successfully pass background check as applicable to position., • Valid drivers license and acceptable driving record required (multi-site travel)., • HVAC, electrical, plumbing, or other trade certifications are a plus but not required., • Ability to obtain CPR, First Aid, or other safety training as needed.
