With a portfolio that serves over 35,000 subscribers across the United States, Dimension in one of the largest and fastest‑growing distributed energy platforms in the country. \n \n Summary of Functions \n The Business Development Manager will lead commercial development of Dimension’s rooftop community solar pipeline. You will work cross-functionally within Dimension to deliver successful business outcomes on our rooftop projects, driving project execution that supports Dimension’s near-term business plan while expanding long-term business opportunities with the country’s leading real estate firms. Key to this role will be owning, strengthening, and expanding relationships with our portfolio of landlords and owner’s representatives. \n Reporting to the SVP of Business Development, this role will be responsible for end-to-end commercial oversight of rooftop portfolios. Internally, this involves market analysis, financial modeling, site origination, and development of program strategies. Externally, this will require establishing strong communication channels with landlords and owner’s representatives. These channels will improve the efficiency of project development and construction, enhance problem-solving as issues arise, and enable expanded commercial opportunities across our landlords’ billions of square feet of real estate. \n Success in this role will require seeing the big picture of the Dimension-landlord partnership, understanding property-specific landlord priorities, outside the box thinking and problem solving, and maintaining a laser focus on successful project executions and relationship management. \n \n Essential Duties and Responsibilities \n Rooftop origination \n Site origination \n\n • Manage relationships with owner’s representatives that lead site origination\n, • Lead Dimension responses to site and portfolio RFPs\n, • Develop pitch decks, term sheets, and other materials to drive new business generation\n\n Drive deals from site award to lease execution \n\n • Collaborate with SVP of Business Development to advance lease negotiations\n, • Lead communication with owner’s representatives and landlords to drive urgency around closings\n\n \n Financial modeling and market analysis \n Own financial modeling of all rooftop projects in the portfolio \n\n • Support Project Finance, M&A, and FP&A with understanding rooftop market models and project-level pro formas\n\n Market research \n\n • Analyze rooftop community solar markets for development opportunities\n, • Evaluate state and federal policy and incentive regimes (in collaboration with Business Development, Policy, and Markets & Research)\n, • Maintain up-to-date assessment of competitive landscape in the rooftop market: market lease rates, active developers, target markets\n\n \n Commercial oversight of project development, construction, and operation \n Develop commercial strategies for rooftop development in core markets, in coordination with the Interconnection, Construction, and Markets & Revenue team \n\n • Cohesive strategy integrating interconnection, programs, and project development\n, • Direct internal teams in how to manage interconnection and award processes, taking into account development risks, project-specific timelines, etc.\n\n Establish clear communication protocols throughout development and construction with all relevant external stakeholders \n\n • Landlord, rooftop solar broker, property manager, tenants (as applicable)\n, • Cross-functional integration across internal teams to deliver successful project outcomes:\n, • Real Estate: compliance with lease-related measures during development, construction, and operation.\n, • Interconnection: interconnection strategy that maximizes odds of project viability\n, • Development: best-in-class project development to achieve NTP as quickly and efficiently as possible; clear communication of project milestones and timelines; active management of all landlord reviews and approvals\n, • Markets & Revenue: offtake and PR opportunities for the landlord and building tenant, where applicable.\n, • Construction: oversee clean hand-offs from Development to Construction; clear external communication of construction milestones and timelines\n\n Operations: establish post-COD points of contacts for technical and lease-related matters \n\n • Maintain development schedules for all projects that clearly illustrate key project milestones and the path to COD\n, • Negotiation and execution of lease amendments as required, including managing all aspects of commercial negotiations with support of the SVP of Business Development\n\n \n Owning, strengthening, and expanding landlord relationships \n Relationship management \n\n • Build and maintain relationships with landlords and owner’s representatives that create strong communication channels\n, • Externally, serve as the “point person” that landlords and owner’s representatives can come to with questions, requests, or challenges. Though for the avoidance of doubt, the day-to-day Dimension POC during active construction will be the project manager.\n, • Internally, operate as the “point guard” who pulls in the appropriate individuals/teams at Dimension to address issues as they arise.\n\n Relationship expansion \n\n • Promote successful project outcomes that encourages repeat business\n, • Identify pathways to expand commercial relationships with existing landlords and owner’s representatives\n\n \n Qualifications \n We are looking for highly motivated individuals who want to be part of a fast-paced, dynamic company in one of the country’s most rapidly changing industries. This role requires strong commercial acumen, effective communication, and big-picture thinking to drive successful execution of our rooftop project portfolio. Additionally, we are looking for team members with: \n\n • 3-5 years of experience in renewable energy or real estate development\n, • Preference for background in business development, finance, real estate, sales, or a similarly relevant field\n, • Excellent communication skills in both oral and written English\n, • Quantitative capability, analytical rigor, and meticulous attention to detail.\n, • Ability to effectively operate with high energy and flexibility in a fast-paced, constantly evolving team environment\n, • Self-motivated with the ability to manage diverse relationships and multiple, complex projects simultaneously\n, • Creativity and critical thinking skills to tackle a variety of challenges from the industry level to client specific\n, • Project management experience with strong organization and time management abilities\n, • Excel, Word and PowerPoint skills\n\n \n Physical Demands and Location \n This position is located in New York, NY. Our team is in office on Mondays-Thursdays and works remotely on Fridays. The position may require occasional travel. \n\n • Though Dimension believes in long term work/life balance, we also believe in short term imbalances. Long hours will be needed from time to time as dictated by deal flow and project deadlines.\n\n \n Salary and Benefits \n The compensation range for this role is $130,000 - $180,000.
