Job Description Transitional Services for New York, Inc., not-for profit, is a comprehensive, community-based mental health organization located in New York City. TSINY is looking for Maintenance Technician/Utility Porter for Residential and Out-Patient Positions in the New York City Area (Queens & Bronx). Travel between locations may be required. Maintenance Staff: $45,500 annually; $25 Per Hour, Full-Time Position Summary Responsible for assisting and performing highly diversified duties to installs, troubleshoot, repair and maintain facilities and equipment according to safety, predictive and productive maintenance systems and processer to support the achievement of the sites’ goals and objectives. Essential Functions • Meet with supervisor weekly to address issues and plan daily schedule and work orders., • Assist with maintaining and keeping facilities clean. Perform other job duties as assigned., • Perform skilled work in the installation, operation, maintenance, modification, service and repair of mechanical, heating, HVAC, plumbing and structural systems and related systems., • Check all exit doors to make sure they are secure and in operating condition, perform weekly monthly inspections of Fire Alarm systems, sprinklers and fire suppression systems., • Perform routine carpentry work using hand/power tools and precision measuring/testing devices to repair or remodel existing structures according to work orders or verbal instructions., • Empty all garbage cans and take garbage out to dumpster when necessary., • Clean biohazards according to proper procedures. Shampoo carpets, scrub VCT, clean and maintain stone and terrazzo floors as assigned. Moving furniture to clean covered areas. High dust the walls, ceilings, windows, vents exhaust fans and furniture., • Properly clean upholstered fabrics and draperies as assigned., • Contribute to a work environment that encourages knowledge of, respect for and development of skills to engage with those of other cultures or backgrounds., • Evaluate needs for renovations for apartments that are being turned over., • Focus on customer needs and customer satisfaction, project a positive customer service environment to both internal and external customers and promote and encourage an attitude of exemplary customer service and high integrity to all of the staff within Facilities Management., • Perform basic plumbing work by repairing existing plumbing and pipelines, replacing washers in valves, installing plumbing fixtures, such as sinks, toilets, water heaters and connecting them to outlet and inlet pipes by fitting with gaskets, couplings, traps and valves, and soldering connections to seal joints, and opening clogged drains and stopped-up toilets., • Drive staff to job sites when needed., • Check residence boilers, hot water and heating systems, daily, weekly. Report any deficiencies to the supervisor., • Maintain the highest standards to ensure the quality and cleanliness in the facilities, public areas and landscaping around the properties., • Keep all equipment properly maintained, clean and free of marks. Keep the assigned areas maintained by established policies and procedures., • Comply with OSHA Rules & Regulations., • Minor repairs on sinks, showers, toilets, light fixtures, windows, doors and any aspect of building physical plant not requiring an outside contractor., • Keep up maintenance on all Agency vehicles., • Shovel snow, ensure sidewalks are free of ice, report to supervisors any unsafe or hazardous conditions to properties or apartments, corridors or exits., • Plastering and painting as needed., • Sign in and out on Log books., • Keep a clean and neat uniform at all times., • Read Employee Manual., • Be able to sit or stand as needed, with or without reasonable accommodation., • May require walking, primarily on a level surface, for short periods throughout the day, with or without reasonable accommodation., • Be able to reach above shoulder heights, below the waist or lift as required to file documents or store materials throughout the workday, with or without reasonable accommodation., • Driver’s license required. Be able to pass any assigned tests by head of Facilities department., • During a declared disaster, assume and adhere to assigned Job Action role(s) consistent with Disaster Preparedness Plan., • Perform other related duties as required and assume the duties of site Superintendent in their absence. A High School diploma or the equivalent and completion of a technical school and more than up to two years training certification required. Must have the ability to lift a minimum of 50 lbs. and a current valid New York State Driver’s License and safe driving history.
