Commercial Property Solicitor / Fee Earner Location: Walsall - Office based + Hybrid Working Salary: Depending on Experience Contract: Full-time, Permanent Summary One of our clients based in Walsall are seeking a driven and commercially minded Solicitor or Fee Earner to join their Real Estate team. You will manage a diverse caseload, providing high-quality legal advice to a portfolio of clients including developers, institutional landlords, and high-growth SMEs. This role is perfect for a practitioner who enjoys technical complexity but wants the autonomy to build their own client relationships. Key Responsibilities • Transactional Management: Leading on the acquisition, disposal, and secured lending of commercial freehold and leasehold properties., • Landlord & Tenant: Drafting and negotiating complex commercial leases, renewals, surrenders, and licenses to alter., • Development & Planning: Advising on site assembly, option agreements, overages, and navigating 2026 environmental compliance regulations (including MEES and Net Zero building standards)., • Due Diligence: Conducting thorough title investigations and property searches, identifying risks such as restrictive covenants or easements., • Strategic Growth: Actively participating in business development, networking, and contributing to the firm’s digital presence and legal insights. Requirements • Qualification: Qualified Solicitor in England & Wales with a current practising certificate., • At least 1+ years experience in managing your own caseload from initial instruction to post completion or at least 1+ years Post Qualification Experience (PQE) in a dedicated commercial property department., • Technical Skills: Strong drafting skills and proficiency in modern Case Management Systems (CMS) and legal AI research tools., • Commercial Acumen: Ability to translate complex legal jargon into pragmatic, business-focused advice for clients., • Compliance: Deep understanding of AML (Anti-Money Laundering) protocols and SDLT (Stamp Duty Land Tax) requirements.
