This is an exciting opportunity for an Adoptions Manager to join the Technical Team. This role reports to the Technical Director. The purpose of the role is to manage the adoptions process, including overseeing all civil engineering works and infrastructure works, to enable timely achievement of Bond Reductions and Road and Sewer Adoptions. What you'll do as an Adoptions Manager Manage the overall bond liability process, including reviewing existing liability and identifying key triggers to facilitate reduction, while ensuring achievement of the build programme. Ensure all infrastructure inspections meet public adoption standards are carried out in accordance with Group guidelines. Maintain accurate management information, such as the regional adoption schedule, completed estates and progress reports, to ensure bond limits are adhered to, while enabling the formulation of the appropriate company strategy. Manage all communication and administration associated with the adoption process, including liaising with Local Authorities, Solicitors, Estate Agents and Financial Institutions to ensure required documentation is provided and the adoption is achieved. Work cohesively with other departments across the Operating Company such as Technical and commercial to ensure timely issue of maintenance certificates for roads and sewers, allowing achievement of completion targets. Advocate the Group Health, Safety and Environment Policy while ensuring compliance throughout the team to ensure health and safety standards are met. Assessment and management of historic retained land matters. What experience do I need? Experience in estates roads and sewer design, construction and inspection Experience within a similar role is required A good understanding of bonds, certificates and title deeds A good understanding of Microsoft Package, including Outlook, Excel and Word Thorough understanding of section agreements S38, S278 and S104 Excellent communication skills, both written and verbal Full UK Driving Licence is required Qualified to HNC or NVQ level is preferred TPBN1_UKTJ

What you'll do as an Engineer ssist in the production of layouts and technical reports for Land Appraisals; and required working drawings Brief and commission site investigations, topographical survey and other assessment reports on land acquired Brief engineering consultants on scope of design, which includes roads sewers private drainage, retaining walls, foundation designs any other substructures below DPC level either private or adopted Initial negotiations/enquiries with statutory bodies and utility undertakers on environmental, drainage, highways and other engineering issues when appraising land Issue engineering information to Commercial, Construction and Sales departments Fee negotiation and appointment of consultants Answering Technical queries Comply with responsibilities as laid down in the Group's Health, Safety and Environment Policy What experience do I need? Ideally qualified to HNC level or equivalent in a civil engineering or building-related discipline with some residential project experience By way of technical experience you will be conversant with current building regulations and CDM you will also have a thorough knowledge of current EA/Water Authority/Highway regulations and adoption agreements Must have excellent knowledge of AutoCAD and be able to communicate effectively with both internal departments and external bodies You must be an enthusiastic and hardworking individual who is willing to undertake all necessary training TPBN1_UKTJ

What you'll do as a Quantity Surveyor • To primarily be responsible for up to 3 or 4 sites of varying complexity whilst setting up budgets, producing bi-monthly valuations (CVR's), appointing subcontractors and making subcontractor payments to maintain close cost control and enable management decisions., • Ensure weekly and monthly payments are processed efficiently, any disputed items are resolved, allowing site works to proceed unhindered and give an accurate picture of site financial status., • Produce site valuations on a bi-monthly basis and present to the Board of Directors to indicate any variation from budgeted figures., • Undertake negotiations to obtain the optimum rates for sub-contract appointments to maximise margins., • Utilise the Persimmon Group COINS system to set up new sites and establish budget, predicting site profitability for financial planning verification., • Liaison with other departments on time to ensure sites run efficiently (Construction, Sales, Customer Care, Accounts)., • Comply with responsibilities as defined in the Group's Health, Safety & Environment Policy and ensure compliance with the same throughout the team to promote safety in the way we build projects., • Ensure that on occasion when deputising for the Manager the team are allocated tasks, where quality of work will need to be verified to maintain it is completed to a good standard within company guidelines., • Given proven experience the role will involve mentoring and training junior members of the team and developing their skills to a sufficient level where they can take on more responsibility and add value to the team, thus improving productivity within the region., • Minimum of HND/HNC in building relating studies, • Previous experience in the UK residential house building sector, • Fully conversant with Microsoft Word and Excel, • Full UK driving licence, • Ability to oversee a number of different projects at different stages of development, whilst having exceptional project management and time management skills JBRP1_UKTJ
