You will understand and comply with all Health and safety regulations and company policies, ensuring all properties comply with statutory requirements (e.g., Building Safety Act, HSE, Fire Safety Order, Gas Safety Regulations, Electrical Safety Standards, Legionella, Asbestos, Lifting Operations, HHSRS). Your role and focus are to ensure that customer & building safety is delivered in a professional and fully compliant manner. Key Responsibilities include: Adopting a zero tolerance towards health & safety, ensuring processes and resources are in place to deliver exceptional compliance levels. Build risk-based programmes for compliance and remedial works; align with the asset management strategy and deliver value for money. Managing a team of internal staff and contractors to ensure no customer or compliance checks or remedial works fall overdue as well as actively undertaking 121's and appraisals. Ensuring remedial works are managed within agreed timescales and to specification, meeting all necessary regulations and accreditation Developing and monitoring budgets, ensuring adequate provision of services and that budgets are adhered to, with any exceptions being reported promptly. Provide regular assurance reports and dashboards to senior leadership and the Audit & Risk Committee; track and close out internal/external audit actions Acting as the lead for all matters relating to Building Safety, including communications with clients and the Building Safety Regulator, ensuring a golden thread of information is available, and any major remediation projects are overseen suitably. Undertake assurance testing and monitoring of the work undertaken by the Fire Safety and Customer Safety teams to ensure robust Building Safety Management is in place. Overseeing procurement of all Customer Safety work streams in a collaborative way across the business to achieve excellent outcomes for customers and the business. Ensuring the contract management frameworks within contracts are actively utilised to achieve target levels and incremental improvement, inclusive of robust audit trails Assisting the Head of Service Implement relevant and business critical KPIs & reporting (including exceptions reporting) to measure and analyse performance outputs and outcomes Establish early warning indicators to detect under-performance and to ensure contractors prioritise resources to deliver emergency and non-emergency repairs, to agreed service standards and KPIs in place Oversee HHSRS hazard management; ensure EPC/MEES compliance, manage statutory plant and equipment such as lifts (LOLER), pressure systems (PSSR), fire alarms/sprinklers, emergency lighting, and communal detection/alarm systems (list not exhausted) Developing quality control systems to validate compliance with contract management and technical requirements of all contracts Implementing CDM and H&S procedures which ensure all contractors are managed and our obligations are met in full. Detailing out periodic audit of procedures put in place, promoting resident engagement, and encouraging a ‘lessons learnt' culture where service delivery and service standards can be adapted to further meet customer needs. Previous Experience and Skills Required : Current IOSH / Managing safely qualification. NEBOSH Certificate or NEBOSH Construction Certificate or working towards CIOB – Level 6 Building safety management Previous Experience and Skills Required: Full UK driving licence Demonstratable experience in a management role with extensive knowledge of Health and Safety Experience of working within a customer facing role, delivering an outstanding customer experience. Ability to create develop relationships with various stakeholders with experience of collaborative leadership Relevant experience as a manager in a relevant environment with strong knowledge of housing legislation and compliance requirements in the UK Proven experience in a compliance or risk management role Ability to demonstrate a comprehensive working understanding of Compliance, its practical enforcement and wide expertise across all aspects of property compliance Understanding of Health & Safety Regulations ? Shift Supervisor Salary: £50,000 + bonuses Role Purpose As a Shift Supervisor, you will make sure the site runs smoothly and safely during your shift. You will lead the team, keep production on track, and follow all safety rules. Main Responsibilities Lead the shift and keep the General Manager and Production Manager updated. Supervise the team and make sure production targets and quality standards are met. Monitor shift performance and look for ways to improve efficiency and reduce downtime. Communicate clearly with other teams and complete full shift handovers. Fill out all paperwork correctly and on time. Help solve problems and prevent issues from happening again. Help with improvement projects to support company growth. Keep the working area clean and tidy. Experience Needed Management or supervisory experience. Experience working in the waste or recycling industry (preferred). Experience working with machinery, plant, or facility equipment. Qualifications Good spoken and written English. Contributes to an exceptional resident experience alongside the Community team and Estates Management team through the provision of a high standard of repairs, maintenance tasks, planned and unplanned works and statutory compliance of the building fabric and mechanical and electrical systems. Inspects and diagnoses faults, in addition to undertaking minor day to day repairs and decoration to the building(s), grounds and equipment. Key Role Responsibilities Works as part of the Community team to ensure all our residents enjoy a high level of cleanliness throughout their community. Communicates effectively with residents, clients, contractors and colleagues, demonstrating a clear understanding of maintenance issues and using initiative to respond accordingly. Monitors and maintains the electronic maintenance reporting system, Onesite, ensuring tasks are completed to a high standard and within suitable time scales, corresponding with tenants when required. Coordinates and accompanies external Contractors/Suppliers executing minor works on site Liaises with relevant team members within Estates Management or Operations teams to ensure transparency and clear communication when works are taking place. Monitors Sub-Contractors performance to standard and retains accurate records of their site operations including all relevant RAMS & Permits to Work. Highlights and assists with the management of any community works. Assists the Community Manager in key management ensuring high levels of security at all times. Ensures annual checks are carried out for their statutory insurance and qualifications. Manages and maintains all statutory testing records, utilising other team members where appropriate Carries out annual PAT testing and inspections of emergency lighting, weekly fire alarm tests and fire evacuations Ensures the gardens and grounds maintenance to the property are well maintained, clean, tidy and hazard free, supervising external contractors as required Practices proper safety techniques in accordance with Company and safe systems of work guidelines Is available on call out of hours to respond to emergency situations to resolve problems or contact contractors to address. Reviews site risk assessments as required with Community Manager. Seeks to maximise efficiency of utilities. About You A reasonable level of general education educated to O Level / GCSE level or equivalent with demonstrable written and numerical skills. Awareness of H&S requirements on site Continually strives to improve knowledge, skills and abilities to produce the best results A recognised trade qualification, Building Crafts Operative Certificate, City and Guilds or NVQ relevant to undertaking repairs and maintenance in a residential building, e.g. plumbing or electrical, is essential. Experience & Skills Experience of undertaking repairs and maintenance in a domestic residential environment or as a general builder /residential construction in the following trades; plumber, electrician or carpenter Experience of installing and maintaining hot and cold water systems, sanitary appliances and soil and waste drainage. Experience of installing and maintaining electrical systems and fire alarm, emergency lighting and security systems. Fluent English verbal and written communication skills Helpful, friendly personality with effective communication skills behaving in a professional, courteous and helpful manner towards colleagues and residents Good team player with strong relationship building and influencing skills Positive approach and ability to work on own initiative Ability to determine cost effective solutions to repairs Contractor & Supplier Supervision skills are desirable Excellent organization skills with the ability to multi task and prioritise Flexible approach to work and adaptable to thrive in a changing environment.
