Job Description Pre-Construction Sales Manager Location: Remote + Travel Industry: Engineering / Pre-Construction Consulting (Commercial, Industrial & Mixed-Use Projects) About the Role A growing pre-construction consulting and engineering firm is seeking a highly driven Pre-Construction Sales Manager to lead early-stage client engagement from concept through contract. This role is ideal for a technical seller who blends deep knowledge of steel-framed building systems with a strong commercial network, business development acumen, and an ability to influence executive-level decision makers. The Pre-Construction Sales Manager will serve as a trusted technical advisor-guiding clients through conceptual design, budgeting, constructability, and proposal development while driving early project wins. Key ResponsibilitiesSales & Client Development * Leverage an established network of C-suite and senior executive contacts (Owners, CEOs, COOs, GMs, VPs) to generate project opportunities and strategic partnerships. * Build and maintain a robust project pipeline across commercial, industrial, and mixed-use sectors. * Lead executive-level presentations, design-to-budget reviews, and early project strategy meetings. * Understand client motivations, budget constraints, and decision-making structures to tailor proposals and accelerate deal closure. * Develop strategic market penetration plans by geography, vertical, or client category. Pre-Construction Leadership * Champion innovative concepts in steel construction, including Integrated Project Delivery (IPD). * Oversee pre-construction activities from concept, schematic design, and design development through final proposal. * Interpret architectural and structural drawings, conceptual sketches, and preliminary designs. * Work with internal technical teams to deliver constructability reviews, framing recommendations, value-engineering options, and erection feasibility analysis. * Collaborate with estimating and engineering teams to produce schedules, conceptual pricing, and detailed proposals. * Clearly communicate assumptions, logistics requirements, and scheduling impacts. Proposal & Contracting * Clearly articulate the firm's value proposition, highlighting cost and schedule advantages over traditional construction approaches. * Present proposals to owners, executives, and GC leadership, emphasizing cost drivers and speed-to-market benefits. * Lead negotiations and secure design-assist or pre-construction agreements. Cross-Functional Alignment * Partner with engineering, estimating, and project management to enable a seamless transition from pre-construction to operations. * Provide competitive intelligence on pricing trends, market conditions, and emerging opportunities. * Maintain oversight of awarded projects to ensure client satisfaction. Required Qualifications * 10+ years of pre-construction experience focused on steel-framed buildings (structural steel, hybrid systems, PEMB, etc.). * Existing rolodex of C-suite and senior executive relationships within the commercial construction ecosystem. * Demonstrated success securing design-assist, design-build, or early-involvement steel projects. * Strong understanding of structural systems, connection details, steel fabrication, and erection sequencing. * Ability to interpret architectural and structural documents. * Exceptional communication, negotiation, and client-facing skills. * Proficiency in conceptual ("paper-napkin") estimating and CRM platforms. * Bachelor's degree in Construction Management, Engineering, Architecture, Business, or related field. Preferred Qualifications * Experience working with structural engineers or steel fabricators. * Strong executive-level negotiation background. * Familiarity with industry software tools. * Marketing and social networking skills (LinkedIn proficiency preferred). * Recognized presence within regional GC/developer networks.
