Job Description Job Title: Estimator Job Description The Estimator leads the preparation of detailed cost estimates for capital and ground-up construction projects, ensuring accurate, competitive, and well-documented proposals. This role manages the full estimating lifecycle, from quantity takeoffs and bid package preparation to subcontractor solicitation, value engineering, and final estimate presentation, while supporting preconstruction coordination and mentoring junior team members. Responsibilities • Lead the preparation of detailed cost estimates for capital and ground-up construction projects, ensuring accuracy, completeness, and alignment with project scope., • Perform comprehensive quantity takeoffs and measurements from plans, specifications, and other project documents., • Prepare complete bid packages, including scopes of work, clarifications, and supporting documentation for distribution to subcontractors and vendors., • Solicit, receive, and evaluate subcontractor and vendor bids, ensuring coverage of all trades and alignment with project requirements., • Develop and maintain strong relationships with subcontractors and vendors to support competitive pricing and reliable participation in bids., • Coordinate preconstruction activities with project teams, including design review, constructability analysis, and schedule alignment., • Lead value engineering efforts to identify cost-saving opportunities while maintaining project quality and performance requirements., • Manage scope development and scope management to ensure all project elements are clearly defined and appropriately captured in estimates., • Utilize estimating software and digital tools to prepare, update, and maintain cost estimates, bid summaries, and related documentation., • Prepare clear, organized estimate reports and summaries for internal review and client presentations., • Finalize and present estimates to internal stakeholders and clients, clearly explaining assumptions, inclusions, exclusions, and risk considerations., • Support documentation and reporting requirements throughout the preconstruction phase, maintaining accurate records of estimates, bids, and revisions., • Mentor and develop junior estimators and project engineers, providing guidance on estimating best practices, software use, and preconstruction processes., • Collaborate with project management to ensure a smooth transition from preconstruction to execution, including handoff of estimates and key project information., • Incorporate requirements and considerations specific to healthcare and hospital projects, including familiarity with HCAI/OSHPD-related needs where applicable. Essential Skills • 7–10+ years of experience in construction estimating, with a focus on capital or ground-up projects., • Strong background in estimation, construction estimating, and bid development for commercial or institutional projects., • Proficiency in estimating software such as Procore, Bluebeam, On-Screen Takeoff, and Sage Estimating., • Experience with preconstruction coordination, including design review, constructability analysis, and schedule considerations., • Demonstrated ability in value engineering and scope management to optimize cost, quality, and schedule., • Proficiency with digital takeoff tools and estimating software to perform accurate quantity takeoffs and cost breakdowns., • Familiarity with healthcare and hospital project requirements, including exposure to HCAI/OSHPD-related standards., • Strong subcontractor and vendor relations skills, including bid solicitation, evaluation, and negotiation., • Ability to prepare clear documentation and reporting for estimates, bids, and preconstruction deliverables., • Experience mentoring and developing junior estimators and project engineers in a preconstruction environment., • Solid project management capabilities related to planning, organizing, and prioritizing multiple estimates and deadlines., • Strong communication and presentation skills to clearly explain estimate assumptions and recommendations to stakeholders. Additional Skills & Qualifications • Experience working on hospital or healthcare construction projects., • Hands-on experience with Procore for project and preconstruction management., • Proficiency with Bluebeam for digital plan review, markups, and quantity takeoffs., • Familiarity with On-Screen Takeoff for digital quantity measurements., • Experience using Sage Estimating or similar cost estimating platforms., • Experience in coordinating with multidisciplinary project teams during preconstruction., • Ability to develop and refine internal estimating processes and templates., • Interest in contributing to the training and growth of the broader preconstruction team.
