Commercial Construction Project Manager / Estimator Position Overview We are seeking a motivated, detail-driven Project Manager / Estimator to support both the project management and estimating functions within our Commercial Construction team. This dual-role position is ideal for someone who thrives in a design-focused, hands-on environment and is looking to grow in a fast-paced and collaborative setting. The role includes exposure to site evaluation, cost estimating, and project planning. Ideal candidates are analytical, organized, and eager to grow their career in a fast-paced, hands-on environment. Pay Range $70,000–$80,000/year Key Responsibilities Site & Property Assessment • Conduct site walkthroughs to evaluate existing conditions, including MEP, structural, and architectural systems, • Perform material takeoffs, quantity surveys, and scope summaries from plans and drawings, • Develop accurate conceptual and detailed cost estimates across multiple design iterations, • Assist in budgeting for build-out options, factoring in labor, materials, site conditions, and market conditions, • Solicit and evaluate subcontractor and vendor bids, • Help prepare bid proposals, scopes of work, and bid packages, • Support project schedules, budgets, and document management throughout the project lifecycle, • Track and manage RFIs, submittals, change orders, and closeout documentation, • Coordinate site activities with subcontractors, vendors, and internal stakeholders, • Attend and document project meetings, field visits, and progress check-ins RFP & Bid Package Development • Draft detailed RFPs and support the creation of comprehensive bid packages, • Organize and support pre-bid walkthroughs and manage contractor Q&A during the bid phase, • Work closely with internal teams across facilities management, leasing, design, and construction to ensure alignment of project goals, • Maintain clear documentation and version control of all preconstruction deliverables, • Communicate design and scope visually and verbally to both technical and non-technical stakeholders Qualifications • Bachelor’s degree in Construction Management, Architecture, Engineering, Drafting & Design, or a related field preferred, • 1–3 years of experience in construction estimating, or project coordination (internships count), • Proficiency in AutoCAD is preferred but not required; familiarity with Revit, SketchUp, or similar tools a plus, • Experience with estimating/project management platforms (e.g., Bluebeam, PlanSwift, Procore, Excel), • Ability to read and interpret construction drawings and translate them into actionable scopes, • Strong analytical, organizational, and time management skills, • Excellent written and verbal communication abilities What We Offer • Competitive compensation and benefits package, • Exposure to all phases of construction, from concept through closeout, • Mentorship and professional development opportunities, • Collaborative and supportive team environment, • Medical, dental, and vision insurance, • Company-paid AD&D insurance, • Voluntary life insurance, • Retirement plan with 3% company match, • 2 weeks paid Sick Time, • 1 week paid Vacation Time, • 7 paid holidays, • 2 weeks optional Unpaid Time Off
