Director, Hotel Asset Management Real Estate Private Equity Wheelock Street Capital offers a unique opportunity to join a highly entrepreneurial, growth-oriented real estate private equity firm with a strong track record of performance. The firm fosters a collaborative, partnership-driven culture where team members are empowered to take ownership, contribute meaningfully, and grow into leadership roles over time. As a top-quartile investor with a reputation for excellence, Wheelock partners with some of the most respected institutional investors in the industry and provides exposure to a broad range of investment strategies. The platform combines institutional rigor with an agile, dynamic environment, and offers competitive, equity-based compensation aligned with long-term value creation. Notably, the firm's hospitality vertical plays a central role in its investment strategy, serving as a key driver of growth and differentiation within the broader platform. We are seeking a senior hotel asset management professional with an entrepreneurial orientation and a genuine focus on value creation. The role is best suited for someone who approaches each asset as an owner, with a practical understanding of what drives performance, the judgment to prioritize the right opportunities, and the initiative to see them through. Our view is that investment returns are a product of better decisions made at the asset level — in operations, capital allocation, and competitive positioning. We are looking for someone who shares that perspective and is motivated by improving the fundamentals, not just tracking them. The Opportunity You will serve as the primary ownership representative across a portfolio of institutional-quality hotel investments — actively engaged in strategy, performance, and capital allocation rather than functioning purely as a monitor. You will work directly with third-party operators, brands, lenders, and JV partners to shape outcomes at the asset level. The role requires a blend of creative thinking, commercial judgment, and disciplined and timely execution. How You'll Create Value The core of this role is identifying and executing on the operational and strategic levers that drive asset performance over time. That means: • Revenue & Rate Strategy. Diagnosing what each asset truly needs — whether that is a revenue strategy reset, a capital reinvestment, an operator change, a brand repositioning, or a repositioning of the physical product — and building the case and plan to get there., • Operational Excellence. Working collaboratively with third-party operators to improve rate and mix strategies, manage costs, and drive bottom-line performance — with clear expectations and accountability on both sides., • Capital Allocation. Developing a creative, ROI-driven capital investment thesis for each asset. Identifying projects that meaningfully improve the guest experience, unlock new revenue streams, and/or structurally reduce operating costs — not just those required by brand mandates., • Competitive Positioning. Understanding the competitive set deeply enough to identify white space — in rate, in product, in experience, in market positioning — and translating those insights into actionable property-level strategies., • Asset Intelligence. Anticipating problems before they surface in the numbers. Connecting operational patterns, guest sentiment, booking trends, and market dynamics into a forward-looking view of each asset's health. Anticipating capital project execution issues, and proactively addressing budget and schedule issues before they become major problems., • Reporting & Governance. Bringing structure and discipline to monthly and quarterly performance reviews, capital planning, and partner communications—without losing the forest for the trees. What We're Looking For We are looking for someone who combines deep hospitality expertise with an investor's mindset and an operator's instinct. Specifically: • 8–15+ years in hotel asset management, hospitality investment, or PE real estate, with direct experience driving operational and financial improvement at the property level., • An entrepreneurial orientation—someone who identifies opportunities proactively, builds conviction independently, and executes with urgency. You do not wait to be told what to look for., • Fluency in hotel economics: you understand how RevPAR flows to NOI, where margin leakage hides, and which cost and revenue levers move the needle most in different hotel types and market conditions., • Experience working with—and influencing—branded and third-party operators. You know how to build productive relationships while still holding operators to a high standard., • Strong financial modeling and underwriting capabilities, used as a tool for decision-making rather than an end in themselves., • Experience in executing major capital improvement and repositioning projects. Ability to lead a team of project managers, property managers and design teams to create best-class spaces while being a respectful fiduciary of capital., • The ability to think across time horizons—near-term operational improvements, medium-term capital plans, and long-term asset positioning—simultaneously., • Executive presence and communication skills that allow you to engage credibly with senior stakeholders, on-property leadership, brand representatives, and lenders., • A genuine passion for the hospitality business—curiosity about guests, products, and markets that keeps your thinking fresh and grounded. Our Approach We take a long-term, hands-on approach to hotel ownership. That means staying close to our assets, investing thoughtfully in their physical and operational quality, and maintaining strong working relationships with our operators and brand partners. We look for asset managers who bring that same consistency and seriousness of purpose to their work. If this type of role and approach are of interest, we welcome the opportunity to connect.
