Job Description Regional Manager - Northern Georgia This role requires a Regional Manager who is actively engaged in operations, team development, and property performance. If you prefer a position where oversight occurs primarily through reports or where travel to sites is occasional, this role will likely not be the right fit. Our Regional Managers spend significant time in their communities, working alongside site teams, identifying operational gaps, and making improvements in leasing performance, collections, unit turnover, and financial efficiencies. What You Will Be Responsible For Drive Property Performance You will lead a portfolio of multifamily communities and be responsible for ensuring operational success across key performance metrics, including: • Leasing performance and occupancy, • Rental collections and delinquency management, • Unit turn timelines and readiness, • Vendor invoice processing and operational workflow, • Daily operational discipline at the property level This role requires someone who actively monitors performance and steps in when results are off track. Lead and Develop Strong Property Teams • Great properties are built by strong teams. You will:, • Train staff and verify understanding of operational processes, • Hold site teams accountable to expectations and KPIs, • Identify gaps in performance early and correct them, • Build stronger teams through coaching, training, and leadership, • Proactively address staffing issues and assist with recruiting, hiring, and training when replacements are necessary, • We expect this leader to build teams that win. Compensation: $85,000 - $95,000 yearly Responsibilities: Portfolio Operations Management • Oversee operations for a portfolio of multifamily communities located throughout Northern Georgia to ensure financial performance, resident satisfaction, and asset preservation., • Provide leadership, support, and direction to on-site property managers and community teams., • Ensure properties operate in compliance with company policies, local/state regulations, and fair housing laws., • Manage and drive property performance against approved budgets, revenue goals, and expense targets., • Review monthly financial statements, variance reports, and operational metrics., • Partner with property managers to implement strategies to improve NOI and operational efficiency., • Monitor leasing performance, occupancy levels, and market positioning., • Review pricing strategies, concessions, and marketing plans to maintain competitive positioning., • Recruit, train, mentor, and evaluate on-site management teams., • Provide coaching and leadership development to property managers and assistant managers., • Conduct regular performance reviews and implement development plans., • Partner with ownership and asset management to execute investment strategies and operational improvements., • Identify opportunities to increase revenue, reduce expenses, and enhance asset value., • Ensure compliance with all federal, state, and local regulations, including Fair Housing, OSHA, and landlord-tenant laws., • Monitor property safety standards and risk management protocols., • Provide regular reporting and operational updates to senior leadership and ownership groups., • Prepare performance summaries, operational reports, and market analysis as needed., • Oversee maintenance standards and capital improvement projects across the portfolio., • Manage vendor relationships and ensure service quality and cost efficiency., • Approve major repairs and monitor preventive maintenance programs.Qualifications:, • 5+ years of multifamily property management experience, with experience overseeing multiple communities or a property portfolio preferred., • Proven ability to manage on-site teams and lead property managers., • Strong knowledge of multifamily operations, leasing, and property maintenance., • Experience with budgeting, financial reporting, and analyzing property performance., • Working knowledge of Fair Housing laws and landlord-tenant regulations., • Excellent leadership, communication, and problem-solving skills., • Experience using Yardi and Microsoft Excel., • Bachelor’s degree in business, real estate, or related field preferred; industry certifications (CAM, CAPS, CPM) a plus.About Company We are a results-driven multifamily management firm specializing in turning around distressed and underperforming apartment communities.
