The Property Manager (“PM”) will oversee the day-to-day operations of RPM’s affordable and mixed income properties in the Newark area. The PM will have broad and in-depth general management responsibilities and strong communication and leadership skills for their assigned apartment developments. The PM will supervise site teams consisting of Assistant PM’s, Resident Coordinators and maintenance personnel at levels consistent with property resources. The PM ensures assigned properties are meeting the financial, leasing and compliance expectations and upholding RPM’s standards of providing affordable housing that our residents are proud to call home. The PM will also ensure that all maintenance tasks are managed professionally, while maintaining a safe work environment at these same developments. The PM will ensure the integrity of all financial and operations data is hosted in the company’s property management software. Duties and Responsibilities include but are not limited to: • Foster a culture of inclusivity and TEAM across properties(s) so that your entire team works as a cohesive unit. PM is responsible for continuously teaching/motivating staff and holding them accountable for their work., • Provide outstanding customer service to our residents., • Optimize the financial and operational performance of the property by ensuring all financial targets are met (both budget and leasing/occupancy). Completing monthly variance reports as required., • Regularly tour properties to ensure they meet RPM and compliance standards and are always “inspection ready”. Ensure properties are prepared to excel at all property inspections without the need for surges in staff and spending, i.e., • Work with the Facilities Manager and Site Supers to monitor work orders, preventive maintenance, capex and apartment turns - all to be done within company policy timeframes., • Demonstrate professional leadership; ensure staff is on-boarded effectively, trained, motivated and are equipped to be successful in their role., • Effectively manage the eviction process., • Consistently market the properties to high standards by optimizing curb appeal., • Ensure Fair Housing requirements are being met at all times., • Proactively manage housing partner subsidy programs /relationships particularly as it relates to inspections, • Inspect properties following company timelines and following prescribed procedures and ensure corrective actions are taken where needed – safety being a high priority with this process, • Manage accounts payable so that the properties can successfully meet all financial obligations., • Monitor utility consumption and related expenses., • Provide thoughtful and comprehensive input to the capital planning process, the budget process in its entirety and examine expenditures for cost savings and efficiencies., • Own all aspects related to your properties recognizing that this is a 24-hour daily operation., • Work beyond the narrow and specific job responsibilities to advance the goals of the company. The Assistant Property Manager (APM) is responsible for ensuring the financial viability and continued compliance for assigned properties. They are to maintain minimal vacancy by leasing all vacant units within expectation, managing the waitlist proactively and marketing when necessary. They are to maintain property compliance by completing annual recertifications timely and ensure we have accurate, available, and audit ready files at all times. The APM will act as an additional layer of support in ensuring that all maintenance work orders and turnover production are completed professionally while maintaining a safe work environment at these same developments. The APM will demonstrate professional presentation and provide excellent customer service to prospective and current residents thus encourage long-term tenancy. Duties and Responsibilities: • Maintain property waitlists by purging semi-annually, ensuring waitlist is always fresh with viable leads and current household information., • Assist pre-applicants with the process of being added to the waitlist through Rent Café., • Responsible for all new resident application activities including resident education on qualification process and lease terms, lease processing through Rent Café and internal move-in paperwork., • Weekly attention to be paid to vacancy at the property to ensure properties remain at 97.5% occupancy., • Consistently market the properties to high standards by optimizing curb appeal., • Prepare and maintain appropriate leases, lease renewals and annual re-certifications for all funding sources timely., • Walk residents through the recertification process in Rent Café when necessary., • Maintain complete, accurate and audit ready files both physically and digitally., • Proactively manage housing partner subsidy programs and relationships., • Follow up with 3rd parties that promised payment on behalf of new tenant for the initial Security Deposit and/or 1st month’s rent., • Ensure rent portion letters are received timely and include annual increases for renewals., • When assigned a community with market rate units, actively track and make rental rate adjustments based on market competition, properly market these units as needed, ensure timely and optimized renewals and new leases., • Assist the Property Manager with all general management of their assigned apartment developments., • Ensure work orders, preventive maintenance, bi-annual unit inspections, apartment turns to be completed within company policy timeframes at all locations. IT Project Scheduler (Primavera P6) Newark NJ Hybrid Client is seeking a Project Scheduler who is motivated by variety, is seeking a challenging environment for professional growth, and is interested in running large information technology projects in various customer businesses areas at an Investor-Owned Utility client headquartered in New Jersey. This position is responsible for the creation, maintenance, updating and analysis of person-hour and cost loaded schedules for projects and programs in Primavera P6. The Program offers a safe environment and supportive services to help our young adults to move towards long term stability. The Justice Center provides high-quality, free civil legal services benefiting over 27,000 New Yorkers each year who lack resources to hire private counsel. With a staff of about 50, the Justice Center relies on expansive pro bono partnerships with law firms and corporate legal departments, and also works closely with the courts, the City Bar, and other stakeholders to support and advance the Justice Center’s multiple civil legal services projects. The City Bar Justice Center’s consumer bankruptcy and education debt practice advises individuals burdened with consumer, medical, and student loan debt on rights and remedies available to them under Chapter 7 personal bankruptcy and consumer laws; offers financial literacy education resources to the larger community; and trains and mentors pro bono attorneys to assist clients and support legal clinics, trainings, and presentations. A partnership with the Community Service Society’s Education Debt Consumer Assistance Program is an additional, critical piece of our work assisting federal and private student loan borrowers.
