Job Description Summary The Senior Ownership Reconveyance Compliance Specialist is responsible for advanced-level review, analysis, and resolution of deed execution, title defects, and reconveyance matters. This role serves as the senior technical authority within the Ownership Department, supporting the Manager in mitigating reconveyance risk, ensuring compliance with HUD Handbook 4000.1, and protecting claim eligibility. The Specialist performs high-level defect analysis, reviews conveyance documentation, issues formal deficiency notices, and coordinates corrective action with mortgagees to prevent avoidable reconveyances. This is a compliance-driven, detail-oriented federal contract role that requires regulatory interpretation and operational precision. Duties Ownership Deed Compliance Review • Review and/or prepare Quit Claim Deeds (QCDs), warranty deeds, foreclosure deeds, and related conveyance instruments, • Verify proper execution including:, • Signature requirements, • Witness compliance, • Notary acknowledgment standards, • Authorized Agent designation for Secretary of HUD, • Confirm state-specific recording and transfer tax requirements (e.g., PA, MD multi-copy tax forms), • Validate deed language compliance per HUD requirements, • Analyze curable vs. incurable title defects, • Review reconveyance determinations and recommend action, • Draft deficiency communications to mortgagees, • Track corrective timelines, • Coordinate resolution prior to formal reconveyance escalation, • Identify recurring documentation trends to reduce repeat issues, • Review HUD-27011 A claim packages for title-related completeness, • Issue formal document requests when deficiencies exist, • Review surchargeable damage documentation impacting ownership, • Evaluate CWCOT deed and conveyance compliance matters, • Confirm proper document upload into P260 system, • Apply HUD Handbook 4000.1 requirements to ownership scenarios, • Interpret federal and state conveyance standards, • Participate in internal compliance discussions, • Support audit preparation and QC reviews, • Identify pattern deficiencies by mortgagee, • Provide process-level feedback to Manager, • Assist in developing ownership SOP updates, • Support reduction of repeat reconveyance drivers, • Maintain internal tracking logs and defect reports Requirements • Minimum 4 years of experience in:, • Title processing, • Mortgage servicing (default/foreclosure preferred), • Deed execution review, • Real estate conveyancing, • Claims or compliance operations, • Strong knowledge of deed execution requirements, • Experience identifying and curing title defects, • Ability to interpret regulatory language and apply operationally, • Excellent written communication skills, • High attention to detail and documentation accuracy, • Regulatory comprehension, • Risk identification mitigation, • Technical document review, • Independent decision-making, • Strong written compliance communication, • Reduction in reconveyance exposure, • Accuracy rate of deed/title reviews, • Timeliness of defect identification, • Mortgagee deficiency recurrence reduction, • Audit and QC results, • Federal contract environment, • Deadline-driven, • High documentation standards, • Structured reporting requirements, • Collaboration with Claims, OA, and Contract Management teams Nice To Haves Preferred Qualifications • Experience with HUD Title II Forward Mortgage programs, • Familiarity with HUD Handbook 4000.1, • Experience with:, • P260, • SAMS, • Yardi, • Federal servicing environments, • Prior work in reconveyance review or claims processing, • Notary certification (preferred) Benefits PTO, Sick Leave, Paid Holidays, plus Insurance Growth PathThis role may advance into: • Ownership Reconveyance Compliance Manager, • Claims Compliance Manager, • Federal Compliance Lead
