Acadia is seeking a full-time Operations Manager to provide support for the Company’s satellite office based in downtown Brooklyn. This is a full-time onsite position based in Brooklyn, New York. Key Responsibilities: Property & Facility Management • Develop and implement a multi-year capital improvement plan to maintain and enhance property assets., • Lead daily operations, including maintenance, safety, and building systems performance., • Conduct daily walk-throughs and routine inspections of all building systems and areas — including roofs, mechanical rooms, tenant spaces, common areas, and service corridors — to identify maintenance needs, safety concerns, and potential operational issues., • Oversee preventative maintenance programs for all equipment and systems, maintaining accurate records and logs., • Prepare and manage annual operating and capital budgets in collaboration with the General Manager., • Monitor expenses and address budget variances proactively to maintain financial targets., • Oversee procurement of goods and services, ensuring adherence to company policies and cost-effectiveness., • Lead the planning and execution of capital and maintenance projects, including scope development, RFP management, contract negotiation, and project oversight., • Coordinate tenant construction and fit-out projects, reviewing plans for compliance with building standards, lease provisions, and safety requirements., • Collaborate with tenants, contractors, and architects to minimize operational disruptions during build-outs., • Maintain strong relationships with contractors, vendors, and municipal officials to ensure high-quality performance and compliance., • Partner with the corporate development team on construction and redevelopment initiatives., • Lead the RFP and competitive bidding process for service contracts, including developing scopes of work, soliciting proposals, analyzing bids and negotiating terms to ensure quality service, cost efficiency, and compliance with company standards., • Responsible for ensuring vendors meet contractual obligations, performance benchmarks, and service-level expectations through regular review and communication., • Oversee all vertical transportation systems and vendors, ensuring maintenance standards, safety compliance, and consistent operational continuity and reliability of elevators, escalators and lift. Leadership & Collaboration • Provide direction and mentorship to property operations staff, fostering a culture of accountability, safety, and service excellence., • Partner with property management teams to optimize building operations and tenant satisfaction., • Support the General Manager in maximizing property profitability and operational efficiency., • Manage all safety, risk management, and emergency preparedness programs., • Ensure a safe environment for tenants, staff, and visitors through proactive inspection and hazard mitigation., • Implement energy management and sustainability strategies to reduce costs while maintaining comfort and reliability., • Bachelor’s degree or equivalent professional experience., • Minimum 5 – 7 years of experience in operations, facilities, or property management within large-scale commercial or retail environments., • Strong technical expertise in HVAC, electrical, plumbing, roofing, and energy management systems., • Proven success in budgeting, capital planning, and project management., • Experience managing tenant construction or build-out projects preferred., • Skilled in vendor management, contract negotiation, and team leadership., • Proficient in building automation systems and Microsoft Office Suite., • Strong communication, problem-solving, and decision-making abilities., • Ability to read and interpret blueprints, CAD drawings, and technical schematics., • Flexible schedule, including availability for emergencies, evenings, weekends, and holidays., • Valid driver’s license, • Comfortable performing property inspections that may involve climbing ladders and stairs, accessing tight spaces and lifting. Ability to lift up to 50 pounds., • Willingness to take a hands-on approach to resolving operational and maintenance issues as they arise., • Excellent organizational and project management skills. The base salary compensation range for this role reflects the wide range of factors that are considered in making compensation decisions, including but not limited to, skill sets; experience and training; licensure and certifications; and other business and organizational needs. Compensation decisions are dependent on the facts and circumstances of each individual. A reasonable estimate of the current base salary range for this position is $120,000 to $140,000. Employees may also be eligible to participate in an annual discretionary bonus program, subject to the rules governing the program, whereby an award, if any, depends on various factors, including, without limitation, individual and organizational performance.
