Mechanical Maintenance Engineer – FM Service Provider – North Acton – Up to £50,000 per annum An exciting opportunity has arisen to join a leading FM service provider on a prestigious static site in North Acton, London. We are currently recruiting for a Mechanical Maintenance Engineer to be based at a brand-new commercial building operating within a pharmaceutical environment, housing three tenanted floors. This is a sole engineer role, making it ideal for a self-sufficient, experienced professional who is comfortable managing their own workload and taking ownership of the site. The Role The successful candidate will be responsible for carrying out planned preventative maintenance (PPM) and reactive maintenance across the mechanical and fabric disciplines, covering all landlord services within this modern, high-specification building. You will work closely with the on-site management team and be the key point of contact for all maintenance requirements. Given the pharmaceutical nature of the environment, a high standard of professionalism, compliance awareness, and attention to detail is essential. Key Responsibilities HVAC plant and plant room maintenance Air Handling Units (AHUs) and Fan Coil Units (FCUs) — filter changes, cleaning Pressurisation units Pumps and motors Cooling tower maintenance Chillers — monitoring and resets Water treatment — temperature checks (non-chemical dosing) BMS — monitoring of hot and cold systems Plumbing — unblocking, tap changes, seals, and general repairs Emergency lighting and fire alarm testing Lighting — small installations, fault-finding, lamping, ballast changes, control panels, power distribution UPS systems — monitoring and readings General building fabric maintenance Escorting and supervising subcontractorsHours of Work Monday to Friday 40 hours per week 08:00–17:00 Overtime available Package Basic salary up to £50,000 per annum 25 days annual leave + bank holidays Birthday off as an additional holiday Company pension scheme Excellent benefits package Internal and external training and development Genuine career progression opportunities Overtime availableRequirements Mechanically qualified — City & Guilds / NVQ Level 2 (copies of certificates required) Proven track record in commercial building or property maintenance Experience working in a regulated or pharmaceutical environment is advantageous Self-motivated and able to work independently as a sole engineer Excellent communication and customer service skills Honest, reliable, and hardworkingTo apply, please send your CV to Dan Barber at CBW Staffing Solutions for more information
