Job Description – Site Manager\n Location: Primary School\n Contract: Permanent, Full-Time, All Year Round\n Hours: 35 hours per week, 52 weeks per year\n Line Management: Site Assistant & Cleaning Staff\n Start Date: ASAP\n Purpose of the Role The Site Manager is responsible for the effective operation of the school’s buildings, grounds, and facilities. This includes ensuring the premises are safe, secure, and ready for daily use by pupils, staff, and other users. The role also involves overseeing site staff and coordinating the setup of facilities. The Site Manager will lead the Site Assistant and cleaning staff, ensuring compliance with statutory requirements and school policies.\n\nMust hold an Enhanced DBS on the update service\n\n Key Responsibilities Site Management & Maintenance\nTake overall responsibility for the upkeep and maintenance of the school premises and grounds.\nCarry out routine maintenance, minor repairs, decorating, and preventative maintenance.\nEnsure contractors and facilities teams comply with the asbestos register and all health & safety regulations, delivering work to required standards and best value.\nMonitor and maintain building systems, including heating, lighting, plumbing, and electrical systems.\nConduct regular site inspections to identify hazards, maintenance needs, and health & safety issues.Health, Safety & Security\nAct as key holder, responding to emergencies and managing site security, including locking/unlocking and alarm systems.\nMaintain health and safety standards in line with statutory regulations (including COSHH, fire safety, manual handling, and risk assessments).\nRecord and monitor statutory checks, fire drills, and compliance activities.\nPromote a safe and secure environment for pupils, staff, and visitors.\nEnsure all site staff receive appropriate training for their roles.\nEnsure contractors comply with health & safety and safeguarding policies.\nMaintain accurate records of all health & safety-related tasks.\nWork with relevant staff to ensure annual safety checks are completed on curriculum equipment.Security:\n\nEnsure alarm systems and procedures adequately protect school assets.\nMaintain a secure and well-lit site.\nConduct regular patrols to identify and address security issues.Assets:\n\nProvide information on the condition of school assets, including furniture, fixtures, and the building structure.Cleaning & Facilities Management\nSupervise cleaning staff and maintain high standards of cleanliness and hygiene.\nManage cleaning supplies, stock control, and budgets efficiently.\nUndertake additional cleaning tasks when required, including deep cleaning during holidays.\nEnsure external areas (playgrounds, pathways, bin areas) are clean, safe, and well maintained.\nMonitor waste management services, ensuring effective recycling and a clean site.\nEnsure legionella checks are carried out and logs maintained.Leadership & Line Management\nLine manage the Site Assistant and cleaning staff, providing guidance, training, and support.\nOrganise workloads effectively and promote safe working practices.\nSupport staff development and ensure adherence to policies.Porterage & Lettings\nEnsure access, hiring, and lettings policies are followed.\nAssist with deliveries, moving furniture, and equipment storage.\nSupport lettings activities, ensuring premises are safe, secure, and left in good condition.Administration & Reporting\nMaintain accurate records of maintenance, repairs, health & safety checks, and staff supervision.\nAdvise senior leaders on site improvements, maintenance priorities, and resource requirements.\nContribute to the development of site management policies and procedures.\nRespond to facilities-related enquiries.\nAttend and contribute to relevant meetings.General Requirements\nComplete induction and participate in training related to site, facilities, and health & safety.\nIdentify, assess, and manage risks within the working environment.\nParticipate in the appraisal process.\nWork in line with the school’s values, promoting equality, inclusion, and non-discriminatory practice.Person Specification Essential\nExperience in site management, caretaking, or facilities management (preferably in a school or similar setting).\nPractical maintenance skills (DIY, decorating, minor repairs).\nStrong understanding of health & safety regulations, including COSHH and fire safety.\nAbility to work independently and take initiative.\nLeadership experience, including supervising staff.\nStrong organisational, communication, and problem-solving skills.\nCommitment to safeguarding and promoting the welfare of children.\nCompetence in using ICT systems relevant to the role.\nGood understanding of health, safety, and security legislation in schools.Desirable\nNVQ Level 3 (or equivalent) qualification.\nRelevant health & safety certifications.\nExperience managing contractors and budgets.\nExperience in cleaning supervision and facilities systems.Values and Attributes\nProactive, reliable, and solution-focused.\nProfessional, positive, and collaborative approach.\nCommitment to maintaining a safe, welcoming, and inclusive environment.Safeguarding The school is committed to safeguarding and promoting the welfare of children.
