Building Safety Consultant / BR Principal Designer - Manchester\nWe are seeking an ambitious and technically strong Building Safety Consultant to join our CDM & Health and Safety Team. The Building Safety Act has changed the landscape and we want someone who can lead our response to it.\n This is a hands‑on, client‑facing role. You’ll be acting as BR Principal Designer on projects, advising clients and project teams on their statutory duties, and ensuring building safety is embedded throughout the design and construction process. You’ll work across a diverse portfolio – from Gateway submissions to Golden Thread compliance – and you’ll collaborate closely with architects, engineers, contractors, and CDM duty holders. \n If you know this space, understand the regulatory requirements, and want to be part of a growing team that’s building real expertise in building safety – this is the role. \nWhy this role exists\n The Building Safety Act has created significant new obligations for clients and project teams. AG is investing in this capability to meet growing client demand and establish ourselves as a go‑to provider for building safety and regulatory compliance in the North West. \n\n • Strengthen AG’s building safety offering in response to the Building Safety Act\n, • Support clients navigating new statutory duties and regulatory requirements\n, • Build internal expertise and capacity in a rapidly evolving compliance area\n, • Complement and enhance AG’s existing CDM and H&S services\n\nKey Priorities\nBuilding Regulations Principal Designer:\n\n, • Deliver a broad range of building surveying commissions with a particular focus on dilapidations, pre‑acquisition surveys, and professional services, while also contributing to project work across industrial, office, retail and independent living sectors.\n, • Act as Building Regulations Principal Designer (BR PD) in accordance with the Building Safety Act\n, • Plan, manage, and monitor design work to ensure compliance with Building Regulations\n, • Identify and manage building safety risks during design development\n, • Review technical drawings, specifications, and design documentation for compliance\n\nClient Advisors and Compliance:\n\n, • Support the Head of Office in managing and developing the Manchester team, providing mentoring and technical guidance to more junior staff.\n, • Advise clients and project teams on statutory building safety duties and regulatory requirements\n, • Support Gateway submissions and liaise with the Building Safety Regulator where required\n, • Contribute to Golden Thread information and compliance documentation\n, • Produce compliance reports and maintain project safety records\n\nCollaboration and Technical Input:\n\n, • Attend design team meetings and provide technical safety guidance\n, • Work collaboratively with architects, engineers, contractors, and CDM duty holders\n, • Share knowledge and support the wider H&S team in building safety matters\n\nWhat we’re looking for:\n\n, • Has strong knowledge of Building Regulations and Building Safety Act requirements\n, • Has worked within construction design, compliance, or building control environments\n, • Can interpret technical design information and identify compliance risks\n, • Communicates clearly with multiple stakeholders – from design teams to regulators\n, • Is organised and can manage multiple projects simultaneously\n, • Takes ownership and accountability for their work and advice\n, • Experience working as BR Principal Designer or in a similar compliance role\n, • Knowledge of Higher‑Risk Building (HRB) requirements\n, • Understanding of CDM Regulations and duty holder responsibilities\n, • Membership of a relevant professional body (RICS, CIOB, CABE, APS, IFE, IOSH or similar)\n, • Degree or equivalent qualification in construction, engineering, architecture or building control\n\nAG Core Values\n\n, • We communicate clearly and effectively – We are clear, responsive and human in how we connect.
