Position Overview: The Lead Mechanic within Public Markets will provide field knowledge, maintenance oversight, handyman capabilities, pest control management, cleaning supplies orders and inventories and sub cellars management for Public Markets. This person will work directly with contracted maintenance staff, field employees, portfolio management, design and construction teams, and will report to the VP, Public Markets Operations. Essential Duties and Responsibilities: • Supervision contracted vendors: Assist in management of on-site contracted janitorial and security workers, as well as contractors performing repair work within the properties. Assist in supervising maintenance and security staff (contractors). Help oversee pest control work and contribute with strategies to help keep markets free of pest., • Supervise and Monitor: Supervise and manage mechanics, and general field staff and crews. Supervise the cleaning of entrance and interior doors daily, as well as storage, hallways, lobbies, lounges, corridors, stairways, restrooms and replenish bathroom supplies are done to standards. Ensure the janitorial staff utilize appropriate cleaning supplies, materials, liquids and other agents as appropriate. Paint or clean floors and walls as needed. Clean urinals, toilets, sinks, mirrors, walls, etc. Ensure janitorial job performance is up to expected standards., • Supervise Rubbish collection: Supervise the trash collection process. Transport trash and waste to disposal areas if needed., • Supervise Special Cleanings: Clean, prime and paint building interior/exterior walls or coordinate with designated vendors as needed to keep the building façade free of graffiti. Supervise all deep cleanings for market and outside windows to make sure they are done as stipulated in the vendor's contract., • Cleaning Supplies Inventory and Ordering: Ensure all markets have the necessary cleaning supplies and keep track of their usage and inventory. Building systems are operable, reliable, and safe for use. Responsible for arranging ongoing maintenance and repairs and coordinating with contractors, and mechanics to perform maintenance and repairs of building systems as required., • Emergency Response: Respond to emergencies as required. Must be available and responsive 24/7 and able to help provide solutions during the decision-making process as issues arise. Supervise the removal of ice and snow as required, which may require 24 hours per day/7days-a-week response., • Site Inspections: Conduct weekly site inspections and report findings. CAMBA provides on-site case management and supportive services in addition to 24/7 security. Prospect Plaza is an affordable development in Ocean Hill-Brownsville which provides a total of 394 housing units in three buildings, comprised of one-, two-, and three-bedroom units. Prospect Plaza Site 3 has a set-aside to lease to 27 families formerly residing in New York City homeless shelters under the Our Space initiative. CAMBA, Inc. provides case management services via an experienced Program Coordinator. The Program Coordinator assesses the needs of each family member of the 27 households, develops a mutually agreed upon referral and service plan with each resident to help ensure stability and to maximize each resident’s ability to live independently and monitors the residents’ progress. Position: Case Manager Reports To: Senior Program Manager Location: 1835 Sterling Place Brooklyn NY 11233 What does the Case Manager do: • Maintain professional relationships with clients and client confidentiality., • Practice Universal Precautions/Standard Protocol & Procedures., • Comply with all Federal, State, City and CAMBA security and privacy polices intended to protect the security and privacy of individually identifiable health information., • Review all documentation establishing tenants' eligibility for program and make file copies., • Create and maintain tenant files., • Conduct initial intake and assessment of tenants and tenants' families' needs and periodic re-assessments., • In collaboration with tenants, prepare initial and periodic revisions of independent living plans including short-term and long-term tenant goals., • Assist tenants in attaining their goals by identifying and locating community resources for tenants and by making referrals to appropriate services both within and outside CAMBA., • Work with tenants to break through barriers to tenant goals and to assist tenants in advocating for themselves and in moving toward self-sufficiency., • Recommend and implement strategies to persuade tenants to participate more fully in this process., • Monitor tenants' progress toward their goals via regularly scheduled telephone contact and/or face-to-face visits, and document via progress notes., • Participate in case conferences., • Follow-up with tenants and with referral organizations regarding tenant contact and progress with referral organization., • Provide all required information for weekly/monthly/quarterly/annual reports., • May recommend closing of cases in which tenants have: (a) achieved primary goals and have maintained stability for a period of months; or, (b) have not demonstrated a willingness to participate in the process (lost-to-service); or, (c) have become ineligible for services (e.g. moved out of building)., • Act as tenant liaison/tenant advocate with outside organizations regarding such matters as education, healthcare, housing, legal issues, etc., • Schedule appointments for tenant with referral organizations., • Escort tenants to appointments (educational, medical, social service, etc.), • Assist tenants in completing applications for benefits and entitlements and may process applications on tenants' behalf., • Follow-up with tenants for a period of time after successful completion of their primary goals to assure tenant stability., • Evaluate actual living conditions of tenants through home visits., • May prepare marketing materials for the program., • May prescreen tenants over the telephone for eligibility and may schedule intake appointments.
