Job Description Roving Maintenance Technician The Roving Maintenance Technician is responsible for the day-to-day maintenance, repair, inspection, and physical upkeep of a portfolio of approximately 100 residential rental units located throughout the High Desert (Adelanto, Hesperia, Lancaster, etc.), Low Desert, Inland Empire, Orange County, Los Angeles, and San Diego. Majority of projects are in the High Desert. Must have reliable vehicle. Mileage reimbursement. Essential Duties and Responsibilities • Respond to and complete tenant maintenance and service requests in a timely and professional manner., • Diagnose maintenance problems and determine whether work should be performed directly or assigned to an outside vendor., • Perform general repairs and maintenance within the employee's skill set, including minor plumbing, electrical, carpentry, drywall, painting, hardware, appliance, fixture, and other common residential repairs., • Coordinate cleaning, painting, flooring, landscaping, repairs, appliance work, and other turnover services., • Troubleshoot maintenance issues and identify the likely cause and appropriate repair., • Perform preventive and routine maintenance as assigned., • Document work performed, materials used, property conditions, and recommended follow-up work., • Inspect vacant units and identify work necessary to prepare properties for new tenants., • Develop and maintain punch lists for rent-ready work., • Perform appropriate repairs and maintenance directly and coordinate specialized or larger projects with outside vendors., • Monitor the progress and quality of rent-ready work to help ensure units are completed promptly and to an appropriate standard., • Contact and schedule plumbers, electricians, HVAC contractors, roofers, flooring contractors, appliance technicians, landscapers, cleaners, painters, and other vendors as needed., • Meet vendors at property when necessary to provide access, explain the scope of work, and review property conditions., • Obtain bids and estimates from vendors and provide them with management for review and approval when required., • Compare proposed scopes of work and identify apparent omissions, unnecessary work, or alternative repair approaches., • Monitor vendor work for progress, quality, and compliance with the approved scope., • Confirm that vendor work has been satisfactorily completed before recommending approval of invoices., • Maintain professional working relationships with the company's vendors and contractors., • Plan and organize daily travel and service calls efficiently based on geography, urgency, tenant availability, and business priorities., • Purchase, pick up and transport reasonable maintenance materials and supplies as authorized., • Communicate regularly with management regarding open work orders, property conditions, vendor issues, significant expenditures, and work requiring approval., • Respond appropriately to urgent property maintenance matters during assigned working or on-call hours, if applicable., • Plan and organize daily travel and service calls efficiently based on geography, urgency, tenant availability, and business priorities., • Maintain accurate records of service requests, inspections, repairs, vendor visits, photographs, receipts, mileage, and other required information., • Purchase, pick up and transport reasonable maintenance materials and supplies as authorized., • Respond appropriately to urgent property maintenance matters during assigned working or on-call hours, if applicable. Qualifications and Experience • At least 2 years of experience performing residential property maintenance, construction, handyman work, or a similar field-based role., • Proven job stability., • Working knowledge of common residential building systems and repairs and ability to determine when a licensed or specialized contractor is required., • Ability to safely use common hand and power tools., • Ability to work independently, organize and prioritize a changing workload with limited day-to-day supervision., • Strong communication skills and ability to interact professionally with tenants, vendors, contractors, and management., • Basic proficiency with smartphones, email, text messaging, photographs, property-management/work-order software.
