Essential Functions: • Independently manages maintenance personnel to include but not limited to the responsibility of hiring, training, administering performance reviews, determining wages, coaching and discipline, termination, and weekly scheduling., • Responsible for the proper operation and functionality of all electrical, mechanical, plumbing, HVAC, laundry, kitchen, refrigeration, lighting systems, and all specialized equipment and systems., • Performs and delegates property and grounds upkeep tasks, including painting, tile work, trim work, detailing, light adjustments, installations, cable/internet assistance, furniture repair, grout work, recycling and waste management, grounds keeping, etc., • Responsible for the pool maintenance, cleanliness, proper water chemistry and compliance with local department of health., • Ensure compliance with city, state and /or federal code., • Review work orders and complete work by room/guest priorities., • Ensure guestrooms, restaurant, and public areas are maintained to company standard., • Maintain continuous communication with Front Office during all shifts to ensure all complaints are addressed., • Primary liaison with 3rd party trades performing work as required., • Assume full responsibility for the condition of the property in the heart of the house (the infrastructure) as well as all the public areas., • Play a lead role in Energy conservation., • Cost effective management of equipment purchases or leasing, service contracts, repair and maintenance agreements, or sourcing local 3rd party tradesmen., • Management and achievement of budgeted capital and repair and maintenance operating costs., • Develop & maintain preventive maintenance programs for all guestrooms and equipment., • Responsible for continuous update of safety manual and all training for entire company including OSHA regulations, DOT testing, and Right to Know Law, and NFPA training., • Chair of Safety Committee., • Maintain an accurate inventory of supplies., • Ensure the Engineering shop and office are clean and organized., • Maintain department checkbook and code invoices for payment accordingly., • Oversee all engineers and maintenance personnel, including participating in the recruitment, onboarding, orientation, training, assessing/completing reviews, disciplining, and terminating of employees., • Address loss prevention management and security., • Have a thorough understanding of fire alarm procedures, emergency evacuation procedures and all safety related issues. Key liaison with town Fire Department authorities to work with GM to plan and perform regular quarterly evacuation drills., • Maintain all required permits and licenses for facility., • Dependent upon the weather, maintain safe walking areas for all guests and associates (activity required may include shoveling snow, raking leaves, addressing debris. Must play the primary role in Snow Removal in winter (including supervising outside contractor duties)., • Leadership role in curb appeal, landscaping, and grounds maintenance., • Ability to adhere to all HR Personnel standards and maintain a professional work environment with all Inn associates., • On call for any emergencies 24/7, • Address each and every guest using the S.E.A.C. method, with a smile, eye contact, acknowledge their presence in a timely manner with appropriate greeting, and kindly close., • Attend all scheduled meetings and training sessions., • Understand and practice all HCH safety and security procedures, including Emergency Evacuation Procedures, Accident Reporting, Right to Know Law, Written Information Security Program, Bloodborne Pathogen Procedures, Anti-Harassment Policy, and Violence in the Workplace Policy., • Comply with all Hotel and HCH time and attendance policies., • Comply with all Hotel and HCH uniform, dress code, and appearance standards. Job Description We are working with a prominent, regional firm seeking an Environmental Attorney with at least eight years of U.S. environmental law experience to join their Uniondale or White Plains office. The ideal candidate will will bring a strong background in environmental regulatory compliance and litigation, coupled with a strong background in commercial real estate transactions and land use and development. They will advise clients on federal and state environmental regulations (e.g., CERCLA, CAA, RCRA, ECL, SEQRA, NAV); represent clients in environmental litigation, permitting, and regulatory compliance matters; structure, negotiate, and close complex commercial real estate transactions, including acquisitions, leasing, and development; lead environmental due diligence for M&A and project finance transactions; draft and negotiate environmental provisions in purchase and financing agreements; manage permitting processes related to air, water, wetlands, and offshore infrastructure; support remediation and risk mitigation strategies for contaminated sites, including Brownfields redevelopment; collaborate with developers, sponsors, lenders, and attorneys to evaluate environmental risks and bankability; review and assess third-party environmental reports (e.g., Phase I/II ESAs); counsel on ESA compliance, land use law, utility commission processes, and habitat conservation planning; analyze title and survey documents for environmental restrictions and lender-related conditions; offer strategic insight on NYC Local Law 97, CLCPA, CCS projects, carbon markets, and energy transition initiatives; and collaborate with other practice groups on real estate, energy, land use, and infrastructure projects. The candidate must have extensive involvement with federal and state permitting, regulatory compliance, and transactional environmental issues; demonstrated experience supporting energy, infrastructure, or large-scale development projects; proven ability to work effectively across multidisciplinary teams and with multiple stakeholders; a strong understanding of environmental risk and legal frameworks impacting deal structure and finance; in-depth knowledge of NEPA, CEQA, CERCLA, RCRA, UIC, ESA, and relevant permitting regulations; expertise in drafting and negotiating complex environmental contracts and provisions; proficiency in analyzing technical environmental data and legal implications; the ability to manage legal timelines and coordinate with regulatory agencies and consultants; familiarity with carbon-related legal frameworks and environmental impacts in international infrastructure projects; and excellent communication and client service skills, particularly in high-stakes matters.
