This is a management track role-ideal for a Community Manager ready for the next big step. You'll be mentored, expected to learn fast, implement strong processes and controls, and delegate and track work to completion. The role is based in Forney with frequent site visits across assigned communities in Dallas, Houston, San Antonio, and San Marcos.What You'll Do (Essential Functions) • Team Enablement & Delegation, • Delegate daily tasks to onsite teams and vendors; track to closure with clear SLAs., • Support onboarding, coaching, and performance feedback for coordinators/leasing/admin staff., • Operations & Site Leadership, • Conduct regular site visits; ensure brand standards, safety, cleanliness, and readiness., • Coordinate turn processes, maintenance workflows, and vendor activities; establish checks & balances to prevent misses., • Resident/Tenant & Owner Relations, • Support escalations, resolve service issues promptly, and maintain professional, empathetic communication., • Financials & Analytics, • Assist with budgeting, forecasting, and variance analysis; monitor AR/AP, rent trends, and expense controls., • Build and maintain Excel trackers/dashboards (e.g., PivotTables, VLOOKUP) to monitor KPIs and work intake through to completion., • Leasing Support (as permitted by license), • Partner with leasing to improve occupancy, renewal, and marketing execution. (Duties that constitute "brokerage" activities require appropriate TREC licensure.), • Compliance & Risk, • Uphold fair housing, safety, and company policies; maintain accurate logs, reports, and audit‑ready documentation., • Process Improvement, • Map processes end‑to‑end, identify bottlenecks, implement SOPs/checklists, and measure results., • Travel & Hours, • Travel to assigned markets as needed (expect regional day trips and periodic overnights). Work hours flex to business needs (occasional evenings/weekends for move‑ins, emergencies, or audits).What Makes You a Great Fit (Qualifications)Must‑Haves, • 2-3 years in property management (multifamily or mixed portfolio); Community Manager experience strongly preferred., • Learning mindset: Quick learner and adaptable, eager to grow under mentorship., • Process & analytical orientation: You design controls, love organizing workflows, and follow through., • Excel proficiency (formulas, PivotTables; Dashboards)., • Solid grasp of accounting & budgeting fundamentals., • Professional presence with clear, concise communication- appearance, written and verbal., • Driver's license, reliable transportation, and ability to travel routinely across TX metros., • Work ethic: proactive, hands‑on, and willing to do the hard work to get results.Licensing (TREC), • Texas Real Estate Sales Agent or Broker license may be required depending on assigned duties (e.g., showing/leasing for owners, negotiating lease terms, or controlling acceptance/deposit of rent for single‑family properties). If not already licensed, willingness to obtain within a defined timeframe after hire.Nice‑to‑Haves, • Experience in multifamily operations (turns, renewals, revenue management) but not mandatory., • Exposure to DFW/Houston/San Antonio/San Marcos markets., • Familiarity with PM software (e.g., Yardi, RealPage, AppFolio) and standard SOP playbooks.Work Environment & Physical Demands, • Onsite work including inspections, walking exterior grounds, climbing stairs, entering mechanical rooms, and viewing vacant units.
