Job Description POSITION TITLE: Senior Regional Manager DEPARTMENT: Operations REPORTS TO: Vice President of Operations and Asset Manager CLASSIFICATION: Exempt JOB SUMMARY: The Senior Regional Manager is a business leader who focuses on resident customer service and manages operations, leasing activity, renewals, collections, financial reporting, supplies, and communications for two or more residential communities. ESSENTIAL DUTIES AND RESPONSIBILITIES: • Manage day-to-day leasing operations., • Inspect community on a regular basis and verifies condition of vacant units on both scheduled and unscheduled intervals., • Manage daily community requirements and maintains long-range capital improvements planning., • Ensure all monies received are deposited and recorded on a regular basis and confirms proper bookkeeping procedures are followed., • Review weekly/monthly community status and investor reports., • Promptly respond to resident concerns, comments, and/or complaints., • Create a sense of team among communities while maintaining the policy of non-fraternization., • Review and refer any liability claims, legal complaints or other violations to the legal department and/or corporate office., • Cultivate and retain relationships with owners, partners, and executives for assigned portfolio., • Monitor, support, and suggest marketing improvements., • Review and suggest rent schedules., • Conduct meetings, develop and execute community managers training schedule staff and set up new communities as per Audubon guidelines., • Oversee community maintenance with the assistance of the service team., • Review reports for repairs and maintenance and evaluate timely completion of work orders., • Oversee compliance with required permits for operating the community, such as pool, elevator, etc., • Monitor electric, water, and gas usage on the community., • Ensure make ready turn times are being met in compliance with company policy., • Maintain and manage all financial responsibilities., • Review and approve yearly operating budgets/forecasts and sales/marketing plans. Oversee compliance with budget goals., • Control cost by reviewing expenses on an on-going basis., • Review and approve capital invoices for payment in a timely manner., • Review variance reports and other weekly reports., • Assist and review reclass and accrual needs with site and accounting team., • Manage community personnel., • Create, mentor, and manage a cohesive property management team in accordance with policies., • Coordinate orientation and ongoing training programs for community managers., • Review and approve performance reviews for staff and make recommendations for salary increases and/or advancement., • Manage time off for community managers and submit payroll for processing., • Ensure staff completes new hire safety orientation as well as annual safety training., • Follow company procedures and report any workers' compensation issues and/or employee incidents immediately to the workers' compensation carrier, to management, and to Employee Service Department., • Develop employee performance goals and plans. Work with Employee Service Department on any employee concerns and terminations., • Manage, create and monitor marketing activities., • Understand the market and any other aspects of the sub-market that could impact occupancy and/or income of the community., • Review and provide input on the creation of marketing surveys and approves marketing strategies to secure prospects., • Consistently review, evaluate and interpret market conditions and recommend adjusted rental and renewal pricing strategies as needed to drive occupancy and revenue growth., • Ensure that websites and collateral materials are accurate and updated., • Language Skills: Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence., • Mathematical Skills: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent., • Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. Required • Bachelor’s Degree., • Minimum five years of experience in multi-family property management, plus 5 years as a Multi Site Regional Manager., • Working knowledge of Entrata or other property management software., • Must have reliable transportation, maintain auto insurance, and have a valid driver's license., • Proven ability to market communities., • CAM, ARM, or CCRM certification. This role routinely uses standard office equipment such as computers, phones, photocopiers, fax machines, and filing cabinets. The noise level in the work environment is usually quiet.
