Job Description – National Head of Lettings & Lettings Marketing Salary: £65,000 - £75,000 basic, OTE £80,000 - £90,000 Reports to: Chief Operating Officer Location: National Role – travel required Sector: PBSA (Purpose-Built Student Accommodation) Future Growth Path: Potential progression to Sales Director in a rapidly expanding organisation Role Purpose The National Head of Lettings & Lettings Marketing is responsible for driving the lettings performance, strategic marketing activity, and commercial growth across the company’s expanding PBSA portfolio. This is a hands-on leadership role for a commercially minded operator who can combine operational delivery with strategic planning, influence remote teams, maximise revenue opportunities, and elevate brand presence in the student accommodation market. The role requires a dynamic, forward-thinking leader capable of owning national lettings performance, building and executing marketing strategy, and ensuring occupancy and revenue targets are achieved across all assets. As the business continues rapid national expansion, this position has a clear pathway to evolve into a future Sales Director role for the right individual. Key Responsibilities National Lettings Leadership The role leads all lettings activity across the PBSA portfolio, ensuring each asset achieves its occupancy, rental income, and pipeline targets. This includes setting annual strategies, guiding local teams, implementing strong conversion processes, and ensuring that lettings performance is consistent across all sites. The post holder will be expected to understand each building’s performance in detail and provide hands-on support where required, including assisting with viewings, events, peak-season operations, and resolving performance shortfalls. Lettings Marketing Strategy & Execution The National Head of Lettings & Lettings Marketing holds full responsibility for shaping and executing the national lettings marketing strategy. This includes brand development, digital engagement, campaign planning, paid media oversight, events, and partnerships with universities, agents, and education providers. The role requires a sophisticated understanding of digital marketing, customer journeys, conversion funnels, student demographics, and competitor positioning within the PBSA market. Commercial & Strategic Growth The role will identify and maximise all commercial opportunities within the portfolio. This includes analysing performance data, forecasting occupancy, driving yield, and ensuring pricing strategies are competitive and responsive to market conditions. The post holder will influence investment decisions, contribute to mobilisation strategies for new buildings, and support the business in evaluating new acquisitions or developments from a lettings perspective. Remote Influence & Team Development The National Head of Lettings & Lettings Marketing must excel at influencing and motivating teams remotely across multiple geographic locations. They will develop clear lettings processes, train on-site teams, and ensure consistent delivery of high operational standards. Strong leadership presence is required, including regular site visits, coaching staff on performance, and ensuring high-quality customer service is delivered across all properties. Hands-On Operational Involvement Although this is a senior role, it is essential that the post holder remains hands-on during key lettings cycles. This includes stepping into operational activity, supporting site teams with challenging periods, attending marketing events, and resolving complex customer or operational issues that affect lettings performance. Market Intelligence & Competitor Understanding The role requires constant awareness of national PBSA market trends, competitor activity, local pricing pressures, student behaviour, and economic impacts on demand. This insight should be translated into strategy, influencing marketing plans, sales tactics, and asset-level performance improvements. Reporting & Accountability The National Head of Lettings & Lettings Marketing will report daily, weekly and monthly performance data to the COO, providing clear insight into occupancy levels, leasing pace, marketing ROI, conversion metrics, and risk to target. They will ensure lettings CRM systems, dashboards, and reporting tools are accurate, up to date, and effectively utilised across the business. Skills, Experience & Attributes Required The ideal candidate will have extensive experience in the PBSA sector, particularly in national or regional lettings leadership, sales management, or marketing-driven growth roles. They must be both commercially astute and operationally hands-on, able to analyse data, guide strategy, and deliver on-the-ground performance improvement. They must be highly articulate, persuasive, and confident managing remote teams. Strong digital marketing understanding, excellent communication skills, and the ability to build strong relationships with internal and external partners are essential. Flexibility to travel frequently across the UK is required.
