Fabric Build Project Manager Contract: Full-time, Permanent Reports to: Operations Directors Department: Operations Location: TBC Hours: 9:00am – 5:00pm, Monday to Friday (1-hour unpaid lunch) Salary: £ (TBC) About the Role We are seeking an experienced Fabric Works Project Manager to lead the delivery of building fabric projects across a range of sectors including education, healthcare, heritage, and commercial environments. You will be responsible for the safe, compliant, and efficient delivery of projects from pre-construction through to handover, often within live and operational environments. The role requires ensuring projects are delivered on time, within budget, and to the required quality standards, while maintaining high levels of health, safety, and environmental compliance. The ideal candidate will have progressed from a hands-on trade background (ideally carpentry or a related discipline), bringing strong practical, site-based knowledge into project delivery. A general understanding of MEP services is also beneficial. Key Responsibilities Project Delivery Manage multiple fabric projects from inception to completion Develop and maintain project programmes, monitoring progress throughout Coordinate labour, materials, subcontractors, and site activities Ensure works meet client specifications and quality standards Manage budgets, variations, and overall commercial performance Health, Safety, Quality & Environment (HSQE) Ensure compliance with relevant health and safety legislation and regulations Develop and implement RAMS aligned with pre-construction information Promote a strong safety culture across all sites Conduct site inspections and audits, ensuring corrective actions are completed Work in line with recognised quality, safety, and environmental standards Client & Stakeholder Management Act as the main point of contact for clients and stakeholders Lead and attend progress meetings, providing clear updates and reports Build and maintain strong working relationships to support ongoing business Pre-Construction & Planning Review tender documentation and contribute to buildability and methodology Collaborate with designers and consultants during design development Identify and manage project risks and opportunities early Supply Chain Management Procure and manage subcontractors and suppliers Ensure all parties are competent, compliant, and aligned with requirements Monitor performance and drive continuous improvement Candidate Requirements Proven experience as a Project Manager delivering building fabric works (e.g. refurbishments, fit-outs, maintenance, minor works) Strong background in carpentry or a related trade (e.g. joinery, drylining, general building), ideally progressing from a hands-on role Experience working in live environments (healthcare, education, or similar preferred) Solid understanding of construction methods, sequencing, and buildability Strong communication skills (written and verbal) with the ability to build relationships at all levels Excellent organisation and time management, with the ability to prioritise under pressure Detail-oriented with strong ownership of project delivery Able to work independently and as part of a wider team Comfortable following processes and quickly adapting to new systems Personal Development & Benefits Ongoing training and development opportunities Clear career progression pathways Collaborative and supportive working environment 24 days annual leave (plus bank holidays) Pension scheme
