Job Purpose: The Estate Operative plays a key role in supporting the overall management, maintenance, and presentation of the development. Working closely with the Property Manager, the role ensures that all communal areas—including carparks, resident facilities, and external spaces—are maintained to a high standard. Responsibilities include overseeing cleanliness, waste management, carrying out maintenance and repairs, asset testing, and assisting with contractor coordination to ensure Oakhill remains a safe, welcoming, and well-kept environment for all residents. Where will i be working? Full time at our site based in Hildenborough (TN11) Working Hours? 40 hours per week Monday to Friday Main Duties: • Resolve problems and adhere to health and safety guidelines, SOPs, and Risk Assessments., • Work collaboratively with contractors and maintenance teams., • Be resourceful, self-motivated, and flexible., • Physically capable of operating machinery and handling heavy equipment., • Work independently and as part of a team., • Demonstrate good communication skills., • Possess general knowledge of machinery such as Bin Tug, Compactor, Bailer, Sweepers, and other tools used in waste collection and cleaning., • Liaise with the Property Manager to coordinate and oversee contractors completing essential work., • Communicate effectively with residents and provide a high level of customer service., • Carry out maintenance repairs and decoration works as needed., • Clean gym and resident facilities daily to maintain hygiene and presentation standards., • Conduct asset testing as required., • Move metal/plastic bins on and off trailers., • Clear or clean general areas as directed by Supervisor/Management., • Disassemble, move, and shift furniture or equipment., • Empty residential bulk waste., • Drive Tug (if in possession of a full driving license) and notify the Development Manager accordingly., • Wash down carparks and remove cobwebs and litter., • Jet wash hard surfaces, carparks, main footpaths, and podiums., • Operate bailer and compactor in the compactor room., • Remove rubbish via litter picking, moving communal bins for collection, and wiping down surfaces., • Sweep and maintain cleanliness of block bin rooms daily., • Wash down block bin rooms weekly to uphold high standards., • Unblock bin chutes as directed., • Remove bin chute when necessary., • Good working knowledge of estate management issues., • Experience in delivering high-quality customer service., • Previous experience in general maintenance and cleaning tasks., • Strong communication skills and ability to engage with residents and team members.
