Job Description\n\nQuantity Surveyor (Construction)\n\nRole Overview\n\nThe Quantity Surveyor is responsible for the commercial management of construction projects for external clients.\n\nYou will report directly to the Commercial Director.\n\nCore Values\n\nThe organisation places strong emphasis on recruiting individuals who align with its core values:\n\nIntegrity\nActing with honesty and strong ethical standards while fostering positive working relationships.\n\nRespect & Accountability\nTrusting colleagues’ abilities, taking responsibility for actions, and contributing to team success.\n\nPride & Passion\nDemonstrating commitment and valuing individual contributions.\n\nQuality\nDelivering services in line with quality, environmental, and safety standards, and best practice.\n\nInnovation\nEmbracing new methods of working to drive efficiency and continuous improvement.\n\nKey Responsibilities\n\nUnderstand and promote Health & Safety procedures across projects and supply chains\n\nEnsure compliance with company policies and procedures\n\nWork in accordance with commercial tracking processes\n\nManage and delegate tasks to junior team members as required\n\nCommercial & Project Duties:\n\nPrepare programme-based cost-to-complete forecasts and project budgets\n\nAdvise on procurement strategy\n\nPrepare subcontract documentation, including bills of quantities\n\nReview contract conditions and report risks or recommendations\n\nProcure subcontractors\n\nPrepare and analyse tender costings\n\nManage costs across a variety of projects\n\nUndertake cost-value analysis and reporting\n\nPerform risk and value management and cost control\n\nIdentify, analyse, and respond to commercial risks\n\nProduce detailed progress and financial reports\n\nPrice and agree variations with clients\n\nValue works in progress and agree final accounts\n\nProvide commercial advice to site teams\n\nMaintain awareness of current building contracts\n\nSupport senior management with contractual claims\n\nNote: Duties may be adjusted in line with business and project requirements.\n\nContinuous Improvement\n\nYou will contribute to business performance and development by:\n\nIdentifying issues and proposing effective solutions\n\nFollowing and improving quality and safety procedures\n\nPromoting teamwork across internal and external teams\n\nParticipating in training and professional development\n\nSupporting continuous improvement initiatives\n\nGeneral Requirements\n\nMaintain strict confidentiality at all times\n\nWork safely in accordance with health and safety regulations\n\nCommunicate clearly and professionally (written and verbal)\n\nMaintain a professional appearance\n\nDemonstrate initiative and work with minimal supervision\n\nEffectively prioritise workload and meet deadlines\n\nMaintain accuracy and attention to detail\n\nDemonstrate a proactive, flexible, and conscientious approach\n\nUnderstand organisational structure, values, and procedures after induction\n\nReport any visits from external regulatory bodies to management\n\nPerson Specification\n\nQualifications\n\nEssential:\n\nDegree in a construction-related discipline or equivalent\n\nExperience & Skills\n\nEssential:\n\n2+ years’ Quantity Surveying experience (post-graduate), or 5+ years without formal qualifications\n\nExperience in sectors such as commercial, retail, heritage, or education\n\nExperience acting as a commercial lead on multiple projects\n\nStrong attention to detail and accuracy\n\nAbility to work effectively with stakeholders at all levels\n\nWillingness to take responsibility for assigned tasks\n\nStrong analytical and technical data interpretation skills\n\nAbility to manage workloads and meet performance targets\n\nExcellent communication and interpersonal skills\n\nWell-organised, flexible, and proactive approach\n\nNegotiation skills\n\nIT proficiency (Word, Excel, PowerPoint)\n\nDesirable:\n\nExperience in housing construction\n\nKnowledge & Additional Requirements\n\nGood knowledge of construction contract law\n\nUnderstanding of financial controls and regulatory requirements\n\nAbility to advise on financial aspects of construction projects\n\nWorking knowledge of various construction contract types\n\nHigh level of self-motivation and commitment to professional development\n\nAdditional Requirements:\n\nFull UK driving licence and access to a vehicle\n\nWillingness to travel regionally and nationally\n\nAbility to visit construction sites, including climbing ladders and scaffolding where required
