We are looking for a proactive, confident and experienced negotiator who can take ownership of the lettings process from enquiry through to move-in - delivering a seamless, compliant and high-quality experience for both landlords and tenants. You will play a key role in maintaining our strong market presence across the Cynon Valley and beyond, ensuring properties are let quickly, correctly, and at the best possible price. Key Responsibilities Lettings & Deal Progression • Register applicants and match them to the right homes quickly and effectively, • Conduct viewings with confidence, professionalism, and local knowledge, • Negotiate offers to achieve the best outcome for our landlords, • Progress lets efficiently from enquiry to move-in, • Work to and exceed agreed targets and KPIs Landlord Relationships • Build strong, lasting relationships with landlords, • Provide honest, informed rental advice based on local market conditions, • Keep landlords fully updated with feedback, progress, and strategy, • Identify opportunities to win new instructions and grow our portfolio Compliance & Standards (Wales) • Ensure full compliance with Rent Smart Wales requirements, • Operate in line with the Renting Homes (Wales) Act and occupation contract framework, • Ensure all documentation, processes, and timelines are handled correctly, • Work closely with the wider team to maintain high compliance standards across all lets Marketing & Presentation • Prepare and launch properties on Rightmove and Zoopla, • Ensure listings are accurate, engaging, and reflective of the T Samuel brand, • Maintain high presentation standards across all properties, • Keep CRM systems up to date and organised Team Contribution • Work collaboratively with the lettings, maintenance, and accounts teams, • Contribute to a positive, driven office culture, • Support continuous improvement in processes and service delivery What We’re Looking For • Minimum 2–3 years’ lettings experience (essential), • Strong understanding of Welsh legislation and compliance, • A proven ability to win business and close deals, • Confident communicator with excellent people skills, • Highly organised with strong attention to detail, • Full UK driving licence and access to a vehicle
