Property Maintenance Manager – Harrogate - £30,000 - £35,000 plus bonus The Property Maintenance Manager is responsible for overseeing maintenance and compliance across all firms divisions which are Residential Lettings, Commercial Property Management, and Residential & Commercial Sales. This role includes leading a team of three Maintenance Coordinators, ensuring the department operates efficiently, managing contractor scheduling, and maintaining clear communication with Landlords and Tenants. Key Responsibilities • Overall management of the maintenance department including the team., • Co-ordinating all repairs and maintenance for up to 1,000 residential and circa 250 commercial properties., • Carry out project management works involving the full refurbishment of properties., • Instruct and follow up with Contractors, ensuring all are properly qualified to perform work on the property, with up-to-date insurance and indemnity coverage, renewed annually as required., • Effectively utilise property software applications such as Fixflo, Reapit, and Re-Leased to streamline processes and enhance the efficiency of property management operations., • Deal with inspection, inventory and check-out feedback from colleagues and rectification works., • Perform property inspections as required., • Quality control, sign-off works, visit properties to check and gain feedback from Tenants., • Ensure all legal compliance requirements are met within the correct timescales., • Process invoices and liaise with the Accounts Team to ensure all third parties are paid promptly., • Experience in property maintenance or a related field, with at least 1-2 years in a supervisory role., • Excellent interpersonal and communication skills, with the ability to build long-lasting positive relationships., • Ability to work efficiently under pressure and meet tight deadlines while maintaining high-quality standards., • Strong problem-solving skills to effectively address and resolve challenges as they arise., • Attention to detail, with strong organisational skills., • Proven track record in managing projects on cost and timeline., • £30,000 - £35,000 annual salary, • Bonus based on property refurbishments, • 22 days annual leave plus bank holidays, • Extra day off for your birthday, • Extra day off on Christmas eve, • Ongoing professional development opportunities, including training and support to help you grow within your role and the wider property sector., • Access to a holiday buy-back scheme, giving you the flexibility to purchase additional annual leave., • A confidential Employee Assistance Programme (EAP) to support your health and wellbeing, offering expert advice and counselling services., • A collaborative, supportive workplace where your ideas are valued and your efforts recognised.
