Our work demands precision in preconstruction planning, disciplined financial controls, and strategic risk management to ensure project success long before construction begins. Position Overview: The Senior Project Estimator is responsible for leading estimating strategy, pricing development, and risk assessment for large-scale commercial construction projects typically valued at $40MM+. This role partners closely with executive leadership, preconstruction, operations, and subcontractor partners to develop accurate, competitive, and strategically aligned budgets from conceptual design through GMP and final contract execution. The ideal candidate is analytical, strategic, financially disciplined, and deeply knowledgeable in commercial construction means and methods. Required Qualifications: • 10–15+ years of commercial construction estimating experience, • Proven experience estimating $40MM+ general contracting projects, • Strong understanding of construction sequencing, logistics, and field execution, • Advanced proficiency in estimating software (OST, Sage, ProEst, WinEst, or equivalent), • Ability to read and interpret drawings, specifications, and contracts, • Strong subcontractor market knowledge and procurement strategy experience, • Excellent analytical, financial, and communication skills Nice to Have: • Bilingual Spanish (speak, read, and write), • Experience in hospitality, healthcare, or occupied renovations, • Experience participating in executive presentations or owner interviews Primary Responsibilities: Preconstruction Leadership & Strategy • Lead estimating efforts for large, complex commercial projects, • Develop pricing strategies aligned with market conditions and risk profile, • Participate in pursuit strategy and bid/no-bid decisions, • Prepare conceptual, schematic, DD, and GMP estimates, • Perform quantity takeoffs and pricing analysis, • Develop cost models and benchmarking comparisons, • Prequalify and engage subcontractors and suppliers, • Issue bid packages and manage pricing reviews, • Analyze bids for completeness and risk gaps, • Identify constructability risks and scope gaps, • Collaborate with operations to assess execution risk, • Recommend contingency levels and mitigation strategies, • Develop cost breakdowns aligned with phasing and schedule, • Analyze pricing impacts of logistics and sequencing, • Support executive leadership in margin analysis, • Provide clear estimate-to-operations handoff documentation, • Participate in turnover meetings, • Support buyout strategies and procurement planning, • Contribute to proposals and presentations, • Support client discussions on cost and scope alternatives, • Assist in negotiating GMPs and pricing structures Reporting Structure: • Reports To: Chief Operating Officer (COO), • Works Closely With: Executive Leadership, Project Managers, Superintendents, Procurement Alternate Titles: • Senior Construction Estimator, • Preconstruction Manager, • Commercial Estimating Manager, • Director of Estimating, • Construction Cost Manager, • Lead Preconstruction Estimator Keywords for Job Boards: Senior Estimator Construction, $40M Commercial Projects, GMP Estimating, Preconstruction Leadership, Construction Cost Modeling, Value Engineering, Bid Strategy, Scope Leveling, Commercial General Contractor Estimating, Risk Analysis Construction, Hospitality Construction Estimating, Healthcare Construction Estimating EEOC Statement: We are proud to be an equal opportunity employer.
