ABOUT THE ROLE The Project Manager, Construction Management, will act as the developer’s representative and be responsible for managing third-party general contractors and consultants through all phases of preconstruction and construction. The position requires strong cost control, schedule oversight, documentation discipline, and the ability to manage multiple stakeholders while protecting the firm’s financial and contractual interests. The ideal candidate has 3–7 years of relevant construction or real estate experience, is detail-oriented, financially disciplined, and comfortable operating within both an institutional capital environment and an entrepreneurial development platform. QUALIFICATIONS & RESPONSIBILITIES Core Responsibilities • Serve as the developer’s representative overseeing third-party general contractors and consultants on ground-up multifamily, industrial, retail, office, and affordable housing projects, as well as capital improvement and tenant improvement projects., • Coordinate design and preconstruction phase with architects, consultants and Contractors. Review design documents at key milestones (SD, DD, & CD) ensuring alignment with budget, constructability, and schedule objectives, and oversee timely submission and procurement of all required permits and regulatory approvals., • Participate in budget validation, GMP review, constructability coordination, value engineering analysis, and schedule review., • Oversee construction by reviewing project budgets, change orders, contingency usage, and associated cost documentation to ensure adherence to approved financial parameters., • Review and monitor contractor project schedules, milestone completion, identify potential delays, and proactively coordinate mitigation strategies to maintain project timelines. Manage Owner provided contracts including utilities, FF&E and other owner provided materials., • Review and approve contractor pay applications and third-party vendor invoices (including architects, engineers, consultants, and contractors) for accuracy and compliance with contract terms., • Monitor and review contractor RFIs and submittal workflows to identify scope gaps, cost exposure, or schedule impacts, ensuring design clarifications are resolved in alignment with project budget and contract intent., • Coordinate with architects, engineers, consultants, and contractors to monitor construction progress, manage risk, and ensure project scope, quality, and schedule objectives are achieved., • Ensure contractor and consultant insurance compliance in accordance with contractual requirements, including verification of certificates, required endorsements, and coverage limits prior to commencement of work., • Oversee project closeout including punch list completion, commissioning coordination, warranty documentation, final lien releases, and turnover to property management., • Support owner-representative assignments for third-party clients, interfacing directly with those clients and managing construction execution on their behalf., • Prepare and deliver regular project reporting to senior leadership, capital partners, and third-party clients, including updates on budget status, contingency utilization, schedule performance, risk exposure, and key project milestones. Qualifications • 3–7 years of experience in construction management, owner’s representation, or commercial real estate project management., • Bachelor’s degree in Construction Management, Engineering, Architecture, Real Estate, or related field preferred., • Demonstrated experience managing third-party general contractors, subcontractors, and/or consultants., • Strong understanding of construction contracts and AIA form agreements, pay applications, change order management, and contingency control., • Experience participating in preconstruction processes including budget review, GMP evaluation, and constructability coordination., • Proficiency in Procore, Bluebeam, Microsoft Word, Microsoft Project, Yardi, and Microsoft Excel., • Strong financial acumen and attention to detail., • Ability to manage multiple projects concurrently in a fast-paced environment., • Excellent written and verbal communication skills., • High level of accountability, ownership mentality, and professional integrity. Position Characteristics • Construction management–focused role with exposure across multiple asset classes., • Direct reporting to the Director, Senior Director, and Managing Director of Development., • Regular project site presence required., • 100% in-office role; remote work is not available. COMPENSATION & BENEFITS Salary based, bonus eligible; market competitive dependent upon qualification.
