In addition, Terminal B was named the World’s Best New Airport Terminal. Job Summary: The Director of Facilities provides strategic leadership and oversight of Terminal B’s facilities operations. This role is responsible for the planning, management, maintenance, and optimization of building systems, grounds, equipment, and facility services, with a strong focus on operational performance, financial management, and long-term strategic planning. Working collaboratively across the organization, the Director ensures Terminal B’s facilities are operated and maintained safely, efficiently, and effectively while supporting the organization’s operational objectives and long-term asset management priorities. Responsibilities: • Oversee the operations and maintenance of the Terminal to ensure that the highest standards and best practices for building operations and maintenance are consistently attained and continually improved upon., • Review and approve purchase orders and invoices in web-based accounting software., • Manage certain aspects of the environmental issues, including but not limited to spill capture, storm water, land applications and wastewater treatment., • Manage source contacts, deliverables and K.P.I.’s., • Maintain the Facilities' mechanical, electrical, plumbing and fire and life safety systems to help ensure warranties are maintained and equipment functions properly and efficiently., • Conduct a single point of failure inspection to ensure equipment reliability., • Maintain the exterior of the Facilities, including roofs, building facade, aprons, sidewalks, and roadways., • Establish expectations and standards for the cleaning contractor of the Terminal to ensure a high level of service is delivered., • Build on capable and in control processes to drive continuous improvement within utilities., • Develop and initiate planned preventive maintenance programs for facility equipment, including HVAC, power management and other building systems ensuring the Capital Asset Plan is viable., • Prepare and manage the annual operating budgets including monthly forecasting and variance reporting., • Direct the Facilities maintenance staff, provide leadership, communications, ongoing evaluation and compliance with all Company policies and regulations as well as compliance with all applicable legal requirements., • Develop and oversee computerized preventive maintenance and work order systems for all facility systems to maximize efficiency and operating life of equipment., • Execute and manage service agreements and contracts for maintaining the building and equipment., • Evaluate and oversee energy management programs., • Maintain compliance with OSHA requirements, file OSHA reports., • Establish and maintain effective working relationships with internal and external stakeholders., • Perform all other duties as required. Skills and Competencies: • Minimum of 7 years of facilities management experience, including at least 5 years of people leadership experience, with demonstrated success leading, developing, and managing high-performing teams., • Experience in aviation, airports, transportation, infrastructure, institutional facilities, or other complex 24/7 operating environments is strongly preferred., • Demonstrated experience managing significant capital budgets, contracts, schedules, vendors and contractors, and executive-level reporting., • Strong knowledge of building and critical systems, including refrigeration systems, chillers, uninterruptible power supplies (UPS), emergency generators, and building automation systems, including power and HVAC., • Knowledge of applicable OSHA and ASHRAE requirements, regulatory filing obligations, and laws governing employee health, safety, and working conditions., • Ability to read and interpret blueprints, construction drawings, and related technical documents., • Demonstrated ability to lead and oversee multi-functional operations and maintenance teams, vendors, and contractors, establish effective third-party relationships, and ensure services are delivered in accordance with established requirements and performance standards., • Excellent verbal and written communication skills, with the ability to communicate effectively across operational, technical, and executive-level stakeholders., • Strong organizational and problem-solving skills, with demonstrated initiative and the ability to manage multiple priorities, work independently, meet deadlines, and identify and implement process improvements in a dynamic environment., • Proficiency in Microsoft Outlook, Word, Excel, and PowerPoint., • Ability to work a flexible schedule, including nights, weekends, holidays, and during weather-related events, and to respond to operational emergencies outside of normal business hours., • Ability to work in varying indoor and outdoor environmental conditions, including extreme temperatures, noise, weather, hazards, fumes, odors, and gases., • Ability to lift up to 50 pounds and perform the physical requirements of the position, including climbing ladders and stairs, standing and walking for extended periods, and regularly stooping, kneeling, crouching, twisting, reaching, and grasping.
