Job DescriptionAmerican Landmark Apartments is one of the fastest growing multifamily owner-operators in the country, with an ever-expanding portfolio of communities throughout FL, TX, NC, SC, GA, TN and VA. We are currently seeking a hands on, strategic and dedicated Construction/Development Manager to be based out of Tampa, FL! This position will require frequent travel to multiple new construction job sites located in the greater Tampa, FL metro area! As Construction/Development Manager, you will act as an Owner’s agent throughout development and construction activities associated with new ground up multifamily communities. You will be responsible for the overall management and successful completion of new multifamily construction projects in a timely and cost-effective manner, delivering projects at a high standard AL's ideal candidate must have development/construction experience with demonstrated success in managing multiple projects and competing priorities. Multifamily experience is preferred. Possess common financial acumen for the position with the clear ability to communicate effectively. Should demonstrates leadership and enjoy the teamwork, trust and camaraderie of a fast-paced environment. Must be a self-starter who works well under pressure and can respond quickly to a changing environment with an acute sense of urgency. RESPONSIBILITIES: • You will have direct responsibility for managing project life cycle including the development process from design, entitlement and permitting through construction completion., • You will assist with potential site identification, be responsible for obtaining necessary project approvals and managing the construction process., • Your role will be involved in multiple facets of the company’s new developments including overall daily process management, entitlement coordination, governmental relations, permitting, schedule creation, budget development, quality control and third-party professional contracting/coordination., • You will orchestrate the entitlement and planning processes including documentation and recommendations on key issues that may affect the return or financial performance of the projects., • You must be capable of engaging and communicating project status including unforeseen complexities and challenges to team members to collaboratively determine solutions and assess budget and schedule implications., • Ability to manage entitlement strategies, submissions, presentations, and approvals. Experienced in permitting, public interface, governmental relations, and other related activities., • Must successfully coordinate and oversee development, design, engineering, and construction teams to reach the desired vision for projects. Contract and oversee third party designers, engineers, contractors, legal, quality control and other professionals through all project phases., • Proficient with estimating, budgets, scheduling and pay application processing and approval procedures., • Ability to investigate feasibility of applying potential green initiatives and maintains full electronic and hard copy project files., • Full capacity for reading, understanding, and reviewing project plans, scopes of work and specifications. Must understand and can create detailed project scopes, schedules, and budgets to ensure corporate procedures are followed and documented on projects., • Draft concise and accurate explanations and reports for executive review and act as liaison between related internal departments and external contractors to coordinate effective and efficient workflow and communications., • Maintain communications with executive team, required business leaders and third-party contractors including regular progress, schedule, cost and other reports. Respond quickly to questions, concerns and requests for information while maintaining project database including organization of development, construction, legal, governmental and project related professional documents including records reflecting changes to project drawings., • Oversee general contractors, legal practitioners, consultants, other professionals, and stakeholders involved in the development and construction. Proven ability to focus on managing and maintaining budget., • Positively expand external corporate relationships with professionals in all fields related to corporate business plans. Support corporate growth initiatives including potential density increase on existing properties, rezoning, replanting, and potential redevelopment., • Manages all new construction activities and coordinates work include phasing, staging and site logistics as well as have complete accountability over project costs, schedules, contracts, risk, resources, and milestone dates., • Directs assigned construction activities, inspects, and signs off/approves all construction work. Coordinates work activities with corporate team members to minimize any potential disruption to the residents and/or neighbors through-out the course of the projects., • Ensures full compliance with company policies, procedures, and performance goals to maintain alignment with corporate philosophy and intended plan., • Ensures that properties under construction are kept clean and orderly with minimal disruption to any on site residents and neighbors. Maintains budget and schedule compliance throughout the project and provides reporting as required., • Solicit, review, and analyze bids, recommends contractors and awards contracts as directed. Ensures budget, performance and schedule compliance on all work while reporting any deviations or discrepancies., • Conducts periodic surveys of the properties to identify major needs and prepares estimates as required for future capital expense planning. Ensures that the departments programs support the organization's strategic objectives., • Coordinates activities of designers, consultants, architects, engineers, general contractors, AHJ, etc. as necessary., • Performs final inspections, prepares punch lists, and closes out the projects along with assigned functions related to due diligence on new acquisitions., • Constantly monitoring project performance and follow up with implementation of corrective measures., • Develops schedules, scopes of work, cost controls, forecasting, prepares initial budgets, solicits bids and proposals from qualified contractors. Responsible for strict construction tolerances, techniques, performance and quality., • Manages all new construction activities and coordinates work include phasing, staging and site logistics as well as have complete accountability over project costs, schedules, contracts, risk, resources and milestone dates., • Directs assigned construction activities, inspects and signs off/approves all construction work. Coordinates permitting and code requirements. Ensures full compliance with company policies, procedures and performance goals to maintain alignment with corporate philosophy and intended plan., • Ensures that properties under construction are kept clean and orderly with minimal disruption to any on site residents and neighbors. Maintains budget and schedule compliance throughout the project and provides reporting as required., • Solicit, review and analyze bids, recommends contractors and awards contracts as directed. Ensures budget, performance and schedule compliance on all work while reporting any deviations or discrepancies., • Conducts periodic surveys of the properties to identify major needs and prepares estimates as required for future capital expense planning. Ensures that the departments programs support the organization's strategic objectives., • Leads and directs the work of others. A wide degree of creativity and latitude is expected. Completes various weekly/monthly reports and updates company documents as requested. Coordinates activities of designers, consultants, architects, engineers, general contractors, AHJ, ect as necessary., • Performs final inspections, prepares punch lists and closes out the projects., • Maintains full electronic and hard copy project files., • Performs assigned functions related to Due Diligence on new acquisitions., • Ideal candidate must have multifamily development and constriction experience with demonstrated success in managing multiple projects and competing priorities.
