Job Description JOB SUMMARY: Under the supervision of the Resident Manager, the Porter/Concierge is responsible for the upkeep of the common areas, pool areas, and the removal of trash as well customer service and security of the property. REPRESENTATIVE FUNCTIONS OR DUTIES OF PORTER: • Physically walk the common areas on a frequent basis and remove litter, debris, building trash removal, etc., • Ensure that all the pool areas, laundry rooms, mail rooms, dumpster areas and recreation areas always remain neat and free of litter., • Assist with daily housekeeping assignments, including dusting, cleaning ovens, microwaves, stove tops and kitchen hoods, bathrooms, showers, bathtubs, appliances, kitchen and pantry, windows, mini blinds, and mirrors., • Custodial work, including sweeping, mopping, vacuuming, trash removal, cleaning windows, etc. in common areas., • Report items requiring major repairs to the Resident Manager, • Inspect and maintain all tools in excellent condition., • Perform work area clean-up and safety-related duties., • Adhere to all building safety procedures regarding the proper use of personal protective equipment (PPE) as tasks dictate., • Know and adhere to all federal, state, and local laws as well as all policies and building procedures., • Reports to and collaborates with management of the facility related issues., • Works with management on all building and resident related issues, • Ensures standards of service and commitment, • Perform limited extermination services when required., • Assist in snow removal when necessary., • Maintains regular attendance in the workplace., • Provides the highest quality of service to the tenants, staff, and visitors at the facility. REPRESENTATIVE FUNCTIONS OR DUTIES OF CONCIERGE: • Reports to and collaborates with management of the facility related issues, • Fulfill customer/resident requests, • Resolve resident concerns, • Manage solicitors that may enter the community, • Know the emergency key procedures (Key Track, Knox box locations, fireman elevator keys, lockouts, etc.), • Monitor cameras, • Ensure all visitors have been properly greeted and registered, • Manage key issuance policy, and control keyboard, • Answer phones using site specific telephone greeting standards, • Administer packages and distributes mail to resident's boxes, • Provide Concierge services for residents (Dry cleaning, event planning, local directions, etc.) • Assists residents with move-in and move-out procedures, • Assemble collateral packages for prospective residents, • Offer prospective residents’ information regarding the community, • Write work orders and ensure they are given to the appropriate staff member, • Follow up on resident service requests, • Conduct courtesy calls to residents (i.e., cabs, packages, deliveries), • Adhere to all building safety procedures regarding the proper use of personal protective equipment (PPE) as tasks dictate. Frequently need to see small detail. EDUCATION/EXPERIENCE • 1-3 years related experience preferred., • Knowledgeable and skilled in the safe use and maintenance of the following tools:, • Hand Tools: Mops, brooms, dusting equipment, etc., • User-Moving Aids: Dollies, hand trucks, stepladders, etc., • Mechanical Equipment: Vacuum cleaners, carpet cleaners, etc., • Knowledgeable and skilled in resident applications and security systems. SCHEDULE: Sunday- 7AM to 4PM Monday- 2PM to 11PM Tuesday- 2PM to 11PM Wednesday- OFF Thursday- OFF Friday- 7AM to 4PM Saturday- 7AM to 4PM *Hours subject to change based on needs of the business We are an Equal Opportunity Employer.
