Job Description Job Title: Facilities Maintenance Technician Job Description The Facilities Maintenance Technician maintains and refreshes residential units and common areas to ensure they are clean, safe, and move-in ready. This role focuses on painting, drywall repair, light carpentry, and general building maintenance, while also supporting basic electrical, plumbing, and appliance repairs. The technician plays a key role in preparing units between residents and upholding a high standard of facility appearance and functionality. Responsibilities • Prepare and refurbish residential units between occupants so they are clean, functional, and ready for new residents., • Perform painting tasks, including surface preparation, priming, and finish painting of walls, ceilings, trim, and other interior and exterior surfaces., • Complete drywall work such as patching holes, repairing cracks, sanding, and finishing to a paint-ready condition., • Carry out light carpentry tasks, including minor repairs to doors, frames, trim, cabinetry, and other fixtures as needed., • Replace and install lightbulbs, light fixtures, locks, and other basic hardware and appliances to ensure proper operation., • Assist with appliance repairs and replacements, including basic troubleshooting and coordination for more complex issues when necessary., • Support basic electrical and plumbing maintenance within scope of skill and training, such as minor fixture repairs and replacements., • Perform janitorial and custodial duties, including taking out garbage, cleaning common areas, and maintaining general facility cleanliness., • Conduct routine building and facilities maintenance to uphold safety, appearance, and functionality standards., • Assist with remodeling and unit refresh projects as required, following established specifications and timelines., • Use company-provided tools, equipment, and vehicle to move efficiently around the property during working hours., • Respond to service requests and maintenance work orders in a timely and professional manner., • Participate in rotational on-call coverage and support after-hours or emergency maintenance needs., • Collaborate with a team of other technicians to complete unit turnovers and facility projects on schedule., • Follow safety procedures, company policies, and industry best practices while performing all maintenance tasks. Essential Skills • Hands-on experience in building and facilities maintenance., • Proficiency in drywall repair, including patching, sanding, and finishing., • Strong painting skills for interior and exterior surfaces., • Light carpentry skills for minor structural and finish repairs., • Ability to perform basic appliance repair and replacement., • Familiarity with light fixtures and basic electrical maintenance within scope of training., • Basic plumbing repair skills for fixtures and minor leaks., • Experience in construction, repair, and general maintenance work., • Capability to perform janitorial tasks and general facility upkeep., • Ability to work both independently and as part of a maintenance team., • Strong attention to detail and commitment to delivering high-quality work., • Reliability in supporting rotational on-call responsibilities and scheduled shifts. Work Environment This is a full-time, first-shift position scheduled from 8:00 a.m. to 4:30 p.m., Monday through Friday, with rotational on-call responsibilities. The role is based at a residential community working alongside a team of approximately three to five other technicians. Work is primarily on-site within apartment units, common areas, and building facilities, involving both indoor and occasional outdoor tasks. The position uses a company vehicle to move around the property during working hours, as well as a company-provided cell phone and standard maintenance tools and equipment. The employer provides uniforms, boots, and outerwear along with a weekly uniform laundry program, contributing to a professional and practical dress code. The environment emphasizes safety, teamwork, and responsiveness to maintenance needs, with opportunities for overtime and on-call work as part of the regular operations. Job Type & Location This is a Permanent position based out of Guilderland, NY. Pay and Benefits The pay range for this position is $20.00 - $24.00/hr.
