Job DescriptionDescription: This position supports the Building Superintendent in maintaining a safe, clean, and welcoming environment for our residents. The individual will handle day-to-day property upkeep, repairs, and ensure the functionality of all communal spaces, making a real difference in the quality of life for our residents. Key Responsibilities: • Custodial Duties: Clean and prepare apartments, common areas, laundry rooms, and community spaces, including getting new apartments ready for residents., • Grounds and Facility Upkeep: Maintain the cleanliness and order of the property's grounds and common areas, including daily trash removal from the garbage compactor., • Maintenance and Repairs: Complete general maintenance and repairs, including:, • Electrical: Address fixtures, switches, and outlets., • Plumbing: Clear stoppages, replace fittings, and handle basic repairs., • Painting and Carpentry: Perform tasks like spackling, sanding, refinishing, and door fitting., • Preventative Maintenance: Assist with scheduled maintenance for boilers, domestic hot water heaters, and other essential equipment to ensure optimal performance., • Emergency Readiness: Familiarize yourself with all emergency shutoffs (water, gas, oil, electrical) and be prepared to respond to urgent maintenance needs., • Snow Removal: Collaborate with staff and external service providers to ensure safe, accessible pathways during winter months., • Resident Support: Deliver notices and assist residents as needed, always maintaining a professional and approachable demeanor. Requirements: Qualifications: • Education: High School Diploma or GED, • Transportation: Valid Driver's License and reliable transportation for daily commuting, • Physical Capability: Ability to lift up to 75 pounds, work on ladders, and access roofs up to 30 feet, • Commuting: Must be able to commute daily to North Brunswick, NJ., • On-Call Rotation: Available for bi-weekly on-call shifts in coordination with the Building Superintendent., • Weekend Availability: Required to manage the garbage compactor on a bi-weekly basis, with time-and-a-half compensation for weekend work (approximately 2 hours daily).
