How You Will Contribute The Porter is responsible for maintaining the common areas of the property at all times. This role is responsible for ensuring the property makes a good first impression! The Porter is also responsible for cleaning apartments prior to residents' move-in. Things You Will Do • Physically walk all areas of the community frequently ensure that the property is free of trash, debris, and animal waste, • Think safety first and ensure that unsafe conditions are corrected promptly (ie addressing light bulbs, unlock doors, trip hazards), • Perform trash-out duties on vacant apartments, removing abandoned furniture, trash, and boxes, • Assist with make-ready duties as requested, • Maintain a safe and sanitary clubhouse, office, model, and all other common areas, • Ensure the cleanliness of the dumpster areas and necessary preparation for trash pick-up, • Ensure that the grass and landscaping are well maintained, including the watering of flowers, • Ensure the best possible appearance of each apartment prior to new resident move-in, • Advise supervisor of items needing additional attention in the apartment, i.e., ripped carpet, torn linoleum, window, or door repair., • Communicate with the Community Manager or Maintenance Supervisor/Lead regarding any problems with maintenance or curb appeal that requires further attention, • Respond appropriately to emergencies, according to policies and procedures, • Ensure understanding and compliance with all policies and procedures, • Contribute to resident satisfaction by ensuring that residents’ expectations are met or exceeded, • Perform additional duties as assigned by Maintenance Lead/Supervisor or Community Manager Things You Will Need • High School diploma or equivalent, • Ability to organize and manage multiple priorities while meeting deadlines, • Must be available to work a flexible schedule including weekends, holidays, overtime, and on-call hours, • Must be able to walk the property which includes climbing stairs and the ability to work in varying outdoor weather conditions, • Must be able to bend, stoop, squat, kneel, climb stairs, push, pull, reach, carry supplies, crouching, reaching using hands, arms, and up, down, or outward motions., • Stand for extended periods of time, • Travel up to 10% of the time, rarely- we pull team members to assist at other communities, • May be required to lift to 50 pounds without assistance Skills: • Self-motivated, • Team player, • ???????Able to take initiative, • ???????Attention to detail, • ???????Able to communicate effectively, • Attention to detail and the ability to multitask What We Will Provide You South Oxford Management LLC provides a range of insurance options and benefits for our full-time team members.
