Accountability Roles • Project Leadership & Accountability: The Project Manager owns the direction, performance, and outcome of each assigned project, leading with clarity, confidence, and follow-through across safety, schedule, cost, and culture. Each forecast and cost-to-complete update is prepared in collaboration with the Project Accountant, who ensures ledger accuracy, invoice posting, and compliance documentation. Together, they validate cost and revenue projections before submission to the Area Manager for review and Finance for integration. The PM provides weekly variance summaries and recovery actions, ensuring that operational insight and financial accuracy align before any numbers reach leadership., • Scheduling, Coordination & Risk Reduction: The Project Manager develops and owns the master schedule, aligning manpower, equipment, and materials with the Superintendent. They maintain accurate three-week lookaheads reviewed weekly and coordinate with other PMs to anticipate shared resources. Equipment and asset needs are forecasted through the Area Manager, who prioritizes with Resource Management for deployment. The PM is responsible for timely requests and proactive coordination but not final allocation. Field presence is non-negotiablethey attend site and owner meetings regularly to validate progress, reinforce accountability, and manage risk., • Safety, Quality & Compliance Oversight: As the projects Quality Assurance owner, the PM ensures all work meets Mendoza standards for safety and craftsmanship. They validate field safety practices, track non-conformance items, and confirm corrective actions are complete. They uphold zero-incident expectations and ensure all documentation meets company and regulatory requirements. While the Area Manager retains area-wide accountability, the PM carries direct execution responsibility. Safety, quality, and compliance are lednot delegated., • Team Development & Cultural Alignment: The Project Manager leads and develops their team, holding Superintendents, Project Engineers, and Field Engineers accountable for results and alignment with the Mendoza Way. They conduct one-on-ones, lead weekly ML10s, coach through challenges, and identify emerging talent for Area Manager review and development. PMs train staff in Mendoza software and reporting systems, ensuring continual improvement and accuracy. They also participate in scheduled HR review cyclesincluding the monthly ML10 culture calibrationto confirm that coaching actions and team color statuses remain current and validated., • Client, Subcontractor & Vendor Relations: The Project Manager represents Mendoza Companies with professionalism and clarity. They communicate transparently with clients, agencies, and subcontractors, resolve issues early, and maintain trust through consistent follow-through. They enforce scope discipline, verify change documentation, and ensure all negotiations reflect integrity and fairness. At key milestones, PMs gather structured client and agency feedback in coordination with the Area Manager to strengthen relationships and support continuous improvement., • Documentation, Communication & Closeout Excellence: The Project Manager maintains complete and accurate control of project documentationRFIs, submittals, pay applications, and as-builtscoordinating with the Project Accountant and Office Coordination to ensure alignment. Billing packages, lien releases, and pay applications are prepared by the PM with assistance from the team, validated by the Project Accountant for financial accuracy, and then routed for Area Manager approval before submission to clients or Finance. This unified process ensures all documentation reflects both field reality and financial truth. The PM leads post-project debriefs with Area Management and Division Operations to capture lessons learned and process improvements that inform future planning. Communication is concise, confidential, and purposefulmoving information efficiently.
