Job Description Job Title: Maintenance Director Department: Maintenance/Housekeeping FLSA Status: Exempt Reports to: Executive Director JOB SUMMARY: The Maintenance Director is responsible for maintaining overall cleanliness, safety, and function of the Community at all times. Must be able to oversee all outside contractors, contracts, and vendors related to Community maintenance and/or repairs. ESSENTIAL FUNCTIONS: • Walk through Community (including parking area) at beginning and end of shift to monitor general condition and tidiness of environment., • Keep track of the general condition and tidiness of the environment., • Develop and maintain Community-specific fire safety, disaster and evacuation procedures., • Develop and train staff to conduct fire drills per local regulations and Community policy., • Oversee and inspect community repairs, apartment turns, painting and preventative maintenance efforts., • Create, maintain and oversee maintenance logs and systems, • Develop and oversee the preventative maintenance program., • Maintain contracted services for Community elevators, HVAC, hot water, landscape and other Community operations as needed., • Repair bathroom and kitchen fixtures and plumbing as needed., • Clean light fixtures on the exterior and interior of the building., • Change light bulbs on exterior and interior common areas of the building, as necessary., • Assist with resident apartment repairs as needed., • Create and manage the schedule of apartment turnovers including the deep cleaning, carpet replacement, painting and repairs as needed upon resident transition and within a set timeframe., • Oversee and coordinate resident moves within the community., • Treat residents, families and visitors of the Community with dignity and respect., • Must be available for on-call emergencies 24/7., • Must be able to communicate effectively with the Executive Director and other managers., • Must keep all binders current (OSHA, Emergency preparedness, etc.), • Must keep up with all regulatory inspections and certifications within appropriate timelines., • Must function independently, have flexibility, personal integrity, and the ability to work effectively with residents, coworkers, and others., • Must be able to relate with sensitivity to and work with ill, disabled, and elderly., • Must be able to assist in the evacuation of the residents., • Must be able to move intermittently throughout the day while sitting, standing, bending and lifting., • Experience as a maintenance director, facilities manager or building manager in a professional commercial or residential setting., • Experience as a people manager., • Experience with proper handling of chemicals, tools and maintenance equipment., • Experience with Microsoft Office Suite or Google Work systems and general maintenance management software., • State Criminal Background Check and LIC 508 Criminal Record Statement., • LIC 503 Health Screening Report. ANY CERTIFICATION PER STATE REQUIREMENT: • Tuberculosis (TB) clearance as required by the State., • First Aid and CPR Certifications as required by the State., • Criminal Background check cleared., • Certification and/or License as required by the State., • Fingerprint clearance as required by the State., • Must be at least 18 years of age as outlined in state regulations., • Must be able to read, speak and write the English language. PHYSICAL DEMANDS & WORKING CONDITIONS: Physical Demands: • Ability to stand and walk for extended periods., • Ability to stoop, kneel, crouch, or crawl as part of regular duties., • Ability to talk and hear to communicate effectively with residents and staff., • Ability to lift and/or move up to 50 pounds independently., • Sitting, • Use of hands and fingers to handle or feel, • Reaching with hands and arms, • Climb or balance, • Regular interaction with co-workers, residents, and vendors., • Occasional evening, weekend, or night shifts may be required to ensure proper shift coverage., • Subject to potential exposure to:, • Communicable diseases and infections, • Exposure to latex., • Exposure to blood-borne pathogens., • Various drugs, chemicals, infectious, or biological hazards, • Environmental hazards such as falls, burns, odors, or equipment-related injuries, • On-call work may be required on an as-needed basis., • Occasional travel may be necessary. MANAGEMENT/DECISION MAKING: • Complete scheduling and direct supervision of maintenance employees. Supervises overall community safety and building compliance maintaining highest standards., • Responsible for the hiring, disciplining and termination of maintenance, housekeeping and laundry, employees under director’s purview.
