Fitness Program, • Pet Insurance, • Legal Assistance, • Optum Financial Service through ConnectYourCare The Head Maintenance Worker is responsible for all custodial work as well as repairs, safety code and emergency situations throughout the facility. S/he is responsible for daily cleaning and minor repairs. SPECIFIC DUTIES & RESPONSIBILITIES: 1. Responsible for emergencies and repairs to be completed in a timely fashion, 2. Responsible for responding to consumer work orders in a timely fashion., 3. Painting of facility, both inside and out., 4. Repairs of plumbing, electricity, drywall and spackling/compound., 5. Ensuring compliance with state/city regulations, codes and standards., 6. Clean and disinfect areas contaminated by bodily fluids., 7. Responsible for landscaping and grounds maintenance., 8. Responsible for the removal of snow in the winter from parking lots, driveways and other areas that might prevent the resident/tenant from entering. The sidewalks are kept clear and ice free with snow melt., 9. Knowledge of OSHA standards, 10. Navigate BMS, where applicable, and trouble shoot HVAC issues, 11. Communicate facility issues with the facility managers directly, 12. Communicate directly with the Building Superintendent/Deputy Director of Operations/Senior Director of Facility Operations, 13. Attend regularly scheduled staff meetings, 14. Attend all required in-service training seminars., 15. Meet monthly for supervision with assigned supervisor., 16. Attend monthly maintenance meeting, 17. Other relevant duties as assigned REQUIREMENTS: EDUCATION/TRAINING AND EXPERIENCE KNOWLEDGE, SKILLS AND ABILITIES 1. High School Diploma or G.E.D required., 2. Minimum of two (2) years’ experience in a New York City building, preferably, in a service provider residence., 3. NYS valid driver’s license required., 4. Strong knowledge of building MEP (Mechanical/Electrical/Plumbing), HVAC systems, commercial sized generators, and boilers with steel piping., 5. Certificate of fitness for maintaining interior fire alarm and standpipe, Fire Safety Director or S95 required within 6 months of hire., 6. Must be computer literate, 7. Must be able to work a flexible schedule, 8. This position requires lifting and moving items of moderate weight.
